I am highly disappointed after our meeting with Savana Management

Its high time for all of us to leave our submissive behavior behind and be highly assertive about our rights as consumers, Their website still says 85 % green .. and RPS management think they can easily make a fool of all their customers..


Secondly, There are a couple of items that Mr Jain is supposed to provide us by 7th April, I think we should send him a minutes, that would help in records perspective

Its obvious that RPS Group is blatantly lying, they must have had plans for selling off the land since the very conception of RPS Savana. Once they enticed all the customers showing a green picture, they sold off the land to KR Mangalam School.

Mr. Rajesh Jain was trying very hard to convince us in vain that its the requirement of large housing complex and we can go ahead and enquire from DTCP about the requirements.

Its a well known fact that ethics and real estate builders is a joke, they are in the business to make money, and RPS Group is no different. And we all fell for it.

Dear Friends,

This is very serious situation & needs to be tackle with joint efforts from all of us. I am too agree with Mr. Pankaj for initiating legal action against the builder. We should form the association ASAP to fight with builder, otherwise savana will be look like ordinary unplanned society.

Please Suggest.

I would suggest that lets define a time by which everyone post their thoughts and suggestions and possibly by next week we need to chart out atleast at high level on actions

I understand it might not be possible for everyone to join in, but it would help if we schedule an internal meeting of people who are based in Delhi/NCR to decide out on a plan of action.

Indeed this is frustration. The situation is like love it or leave it!!! We need to do the following things ASAP.

1) Formation of a Legal Association of SAVANA Flat Owners.
2) We need to consult a legal Professional on legality on the transaction done by RPS
3) The Pandora's box has just opend so we have see waht more surprise gifts RPS is going to us and how to prevent them.
4) Most Priority is that possession of all the towers not only 8 Towers.

Though I am based out at Mumbai I am ready to provide remote support as and when required and also fly down to Delhi if required.

In addition to above I would like to add that RPS has shown us the minutes of the meeting "CREDAI-NCR Meeting 08-April-2009 Assocham House" held ONE YEAR AGO AND what is the follow-up they did after the meeting???

We insisted on providing a xerox of the current architecture plan for our records, which was clearly denied, similarly he wasnt ready to share any other paper with us

Except for this particular CREDAI record, which he got done for each of us without even asking ..:)

I have emailed Mr. Rajesh Jain for the following information to be provided,

1. Estimate of running cost for maintenance(electricity, water, sewerage, etc.) after possession in absence of facilities to be provided by government.
2. Exact dimensions of the proposed green areas, parks, swimming pools, club houses, etc..
3. Final approved map of Savana layout with the proposed new constructions.


If anyone has any contacts with the media, should try to get in touch with them to highlight our cause.

Did anyone get master plan from RPS. If some one applied for load, they may have got it as some banks may have asked for it. If that plan is available and it shows green area, Rajesh Jain and RPS would be in bad state as that plan cant be denied by them in court.

Regarding the delays court wont do anything as builders insert the clauses. This has happened with other builders like Unitech and has been highlighted by media like CNBC. I have seen such a issue about a Unitech apartment in Noida on CNBC and there is no action by court.

Savana has been harping on its much publicized good image, Getting media attention will put them under pressure atleast for new projects

Hi All,
This is sheer frustrating.
We are being duped.

Still i would urge everybody to have patience.
We need to act but carefully.

At this point we need legal advice which would ensure possesion of our home as well as cover all these points where RPS is cheating us.

So i would request to Mr Pankaj Bhasin, to arrange a meet with the lawyer('" as mentioned in your post") as sson as possible.

That will help in deciding future course of action.

I agree with Mr Pankaj Bhasin that we should consult a good lawyer and form an association ASAP and exert pressure on builder as a group rather than one or two individuals acting independently. Another issue which is bothering me is the quality of material being used. Why RPS is not allowing owners to inspect/view the material being used. The case of Omaxe Green Valley immidiately comes to my mind where trust me the quality of material used was pathetic to say the least.

Numbers we have are enough if we be together. Any thoughts?

Some good news ! Today's Navbharat Times (Faridabad edition) reports that Rs. 250 crores has been sanctioned by Haryana govt. to HUDA for acquiring land for sectoral roads ( from sector 75 - 89 ). The disbursement for acquiring the land will begin from 22nd April, 2010.
