Lowest Property Booking rate in early 2007 at RPS or KST

Hello members,

Please inform if anyone has booked their flat in 2007 at a rate below than Rs.1500psf. in KST or RPS sector 88.

Hi, our original booking in rps savana was in 2006 I believe, so the original price should be low, we bought this in 2010 as resale, does it work in this case?

Dear Friend,

The RPS savana at sec 88 was launched at Rs. 1350 psf for all types of units except the penthouses. this was in early 2006 (the first quarter of 2006)- That time also the promise by the builder was to deliver the possession in 36 months from the date of purchase/agreement .later on which became 36 months from the date of commencement of construction. The construction started from oct 2007- ideally the possession should have been given by oct, 2010 (which the builder kept on assuring that it will happen in dec-jan 2010-with a max 3 month delay-citing reasons like a big project sometimes gets delayed by a month or two which is normal and also commonwealth games due to which there was acute shortage of labor)

THE REALITY IS THAT EVEN IN MAY 2012 WE STILL ARE NOWHERE NEAR POSSESSION, THE COMPANY STILL ASSURING DEC 2012 AS THE NEW DATE OF POSSESSION. WHICH IS AGAIN A JOKE AND MOCKERY OF ALL THE PEOPLE WHO HAVE PUT THEIR HARD EARNED MONEY INTO IT , THE PEOPLE WHO HAD CHOSEN RPS AS AN OPTION FOR A RESPECTABLE LIVING IN NCR (AS PER THEIR POCKET).....WE HAVE BEEN FILLING THE BUILDER AND THE BANK WITH PAYMENTS AND EMI'S FROM LAST 6 YRS JUST TO SEE OUR OWN HOUSE DREAM FULFILLED

WILL THERE BE A LAW TO CHECK THESE MAFIA (BUILDERS) AND STOP THE OPEN LOOT HAPPENING IN BROAD DAYLIGHT.

I agree, its a very sad state of affairs, what do you suggest, we file a case? will it help? has some group already done that? The builder says they will pay the agreed delay cost, but i think they will find a way to get around it, so if need be, lets file a case subject to approval from other members, or fight for the law change?

I had purchased a 3BHK in resale. The booking was done at 5% discount on Rs 1300psft ie Rs1235 psft. The booking was done in November 2005 while the initial agreement was done in Oct 2007, when RPS got all the approvals and began the construction.
