Amitav - Have you received this as the official possession letter from RPS?

Jatin - If you are the original buyer, then the registration will be at the same rate you bought the flat, i.e. 1600/1700 or whatever you paid at the time of booking.

If you bought the flat at resale and you are not the original buyer, then the registration charges will be at the current prevailing circle rate.

Please see the attached pdf file (page 2). Circle rate for Flats in Group Housing projects in Faridabad for 2013-14 is Rs. 3000/-.

Hi Everyone,

Have RPS got electricity connection or power will be supplied through DG Sets and on what rate? How much time they had given for taking the possession and what is the penalty in case of late possession.

whats Prepaid Meter Card deposit... Is this primarily for monthly maintenance... Has RPS quoted any monthly maintenance charges, 50K in advance for maintenance seem pretty high

FFC again is way too high.. Anyone from Piyush/Omaxe/BPTP/Uppal.. what have been approx FFC charged in your societies.

Jayanta - I spoke to RPS and as they told me on phone.....letters has been couriered and i think people will start receiving from today onwards.

Mine is T-7 so no question of getting offer now.

What is this FFC??
Fire fighting is standard equipment that the builder is supposed to install as per Building Construction Standards and get a certificate from local fire authorities. This is standard undertaking given by builder for obtaining a license. 1.5- 2 Lacs for fire fighting is ridiculous. With such money a complete fire station can be opened to take care of needs of entire sector 75-89

2700 units (as per license approval) X 1.5 lac (min)= 40 cr~

This is just another way of extortion and is an illegal demand.

The rates for Pre paid electricity are not clear.. Why would any buyer want to have a limit to his supply.. What if someone stays away on business/job for a couple of months and family unable to get prepaid recharge?? Wht in case of old parents??

Rs 4000 for registration stamp duty is for Sector Floors while circle rate for ALL GROUP HOUSING IS SHOWN AT Rs 3000 psf according to
Circle Rates Faridabad 13-14 http://faridabad.nic.in/crate-fbd-2013-14.pdf
Circle Rate Tigaon 13-14 http://faridabad.nic.in/crate_tigaon_2013-14.pdf

Rs 4000 is perhaps for Builder Floors in existing Faridabad Sectors and sector floors... Clarification on this should be sought by RWA from DC office. Group Housing is clearly mentioned as 3000 psf. Confusion is created by use of Licensed colony at 4K in tigaon circle rate.

IFMS @ 50 Rs psft is anyways included as part of the final payment. On top of this 50k advance again for maintenance or electricity. At max they should charge 3 months of maintenance charge upfront.

Did anyone inquire about the monthly water and electricity charges since I believe water will be supplied by the tanker and electricity by the DG set. Also what will be the monthly maintenance charges psft?

I think I got my answer below

Registry charges :- 5% of amount which is 4000 X 1339=5356000.

which comes out to be 2.67 Lakh.

I hope I understood it correctly.

Also what about Super area increase.

How it has increased when layout everything is as per plans.

what about the green area he has taken for schools etc.

No Panalty ?

Any idea on the increase in super area for T5. All discussions are on T8. even the photos on RPS site are of 2+1 Br tower.
Spoke to jia yesterday she informed that electricity is through govt supply.

Water is through undergroung bore well

In the attached document refer to sl no. 400 (last page of the attachment)
Licence Details Upto February 2013.pdf
the license is for Group Housing. so the applicable circle rate should be 3000 psf.

Prepaid Meter Card Deposit is primarily for monthly maintenance activity so as to keep the Fund Flow in healthy state of JLL.
