How it is different from RPS asking huge amount on EEC and FFC Charges"

specially.... when there are so many things Group housing should provide and its not there.

CLUB Member ship charges are taken but when there will be any Club ?

Hi All,

EEC/FFC charges for most of the projects are Rs 40/- per sq ft.

For maintenance, though RPS claims Jones Lang Lasalle(JLL) is the maintenance agency, they are not sharing the agreement between JJL and RPS (though contract is done on consumers behalf and consumer will pay the bills) only because they have awarded maintenance contract to a company 'Claireheights' (we need to check who owns this company), who may have further engaged JJL for maintenance so the company in between would be making money just for doing nothing. RPS is not disclosing any maintenance rate but verbally maintains it as "between Rs 2.50 to 2.75", which is too high. FYI, monthly per sq ft maintenance rates in Neharpar area are:

Omaxe heights -- Rs 1.85
BPTP Princess Park -- Rs 2.15
Ozone Park -- Rs 2.00
SRS residency -- Rs 1.61 (proposed 1.90)
Uppal Jade -- Rs 2.70 (for initial 3 months, subject to review after 3 months).

Dear Vineet,

Details of company "ClareHeights Estate Services Private Limited" through which Facility Management agreement is routed to JLL by RPS as you mentioned in your post. Don't know if this is the same company which you are mentioning. This is just a three month old company Humm.. it is coincidence or has to do some thing with timing of RPS oc. :huh: There is clear smell of rat. But now by the time as my search is complete now it is clear that this company has link with RPS.

Mr. Viney Kakkar one of Director of Below company his LinkedIn profile says he is VP at RPS group another coincidence :huh:

Mr. Harish Kalra another Director of Below company his Facebook profile says he is also working at RPS group and many of persons from his friend list is also working in RPS group and also I met many times one of person at RPS site office which his in friend list another coincidence :huh:

Today I also read one article in some local news paper called Zee Next Times for Puri Pranayam regarding various problems. In That article one problem is related to maintenance contract. They had also routed maintenance contract through there group company Full Mark Facilities Management Private Limited. Which is registered at their Tolstoy Marg office and has common directors. So everybody is adopting same practice to make some extra bucks.

I hope this will help awaken some members who were impressed with RPS tall claims of engaging JLL for maintanence, and would see the truth.

Maintenance for Piyush Height projects are Rs 2.25/- per sq ft + service tax (As per current maintenance agreement).

Hi Manoj/All

There are various judgements available, where developer has been asked to - pay actual rent during the period of delay, Compensate with higher interest for delayed penality payments, Compensate for layout changes, etc and notifications from govt clearly citing that builder has no role in collecting maintenance charges.

One must have faith in judiciary and fight the case, Few of us are already in court, yes fighting a legal battle is frustrating, but any day I would prefer paying money to lawyer than agreeing to ever increasing demand of greedy developers.

Note : The case is already on, and we cannot accommodate more people in the group, However for those who feel duped, I would encourage members to come forward and file in case individually or in group, You can site reference number of existing case.

How many of us have sent rejection letters to RPS and copied DTP, Commissioner of Police, etc.. I guess none.

My complaint to the Commissioner of Police has been registered and a Sub Inspector is actively following up with me regarding my complaint.

So this is another money making venture of RPS group. Can you forward me these details as attachment to vineetmis@gmail.com? I will be sending a complaint on this to DGTCP and DTP in this regard. These people can not cheat consumers like this.
