RPS Savana Construction Site Visit 12-Feb-2011

During our mediation meeting RPS agreed to allow site visit of 6-7 people in the mediation center, Post than I send them minutes of meeting, where I received the standard 'copy paste' response stating that site visit is not allowed due to security reasons.

I personally know of atleast 3 individuals, One colleague and another my friend acquaintance, who were readily allowed site visit by RPS in last one of two months, as they had visited the site as prospective buyers, The dubious standards can either mean that potential customers life and security is not that important to RPS management or RPS want to hide something from existing customers.

I understand by doing a single site visit, we might not be able to achieve much, and RPS can try put in some labour just to showcase the construction at full swing for a day...... But site visit is our right and we need to use that.

Since the site visit has been agreed and documented in the mediation center, we should go ahead with the plan and meet up at Faridabad site office on 12 Feb 2011 at around 11:30 AM, In case RPS raises any hue and cry we have a second mediation meeting on 26th , where we will take this up.

I personally do not have any expertise and would like to seek assistance from fellow members to come forward and join us in the meeting in site office

Possibly we can also use that as platform to do some planning of activities for our protest march.

Seema, do you mean after the mediation center meeting where they agreed for a site visit, you emailed them and they declined on email to the site visit on 12th?

I would suggest that email Rajesh Jain about the site visit and take a written confirmation from him.

I was very much interested in Savana and last Saturday I had gone with all the essential stuff to book an apartment, but it was very sad to see it is in the same state where it was 6 months ago, there was only two three workers at the site by the pace work is going on, dont expect to see completing in next two years.

TRhey have introduced subvention scheme but are making an agreement with customers and not the bank so if tomorrow they deny or differ the payment, responsibility is your. The site office soon goona shift to the project cross road as Mangalam school has started acquiring the land.

They allowed us for site visit from outside that we can go and see the towers. Same was the model of KST.

Keeping in view the progress of the project, they are going to handover the proposed township to us in 5 years from now.


Hi Seema,

Lets visit the site on 12th as scheduled, irrespective of whether RPS replies or now. We have invested huge sum with them so have the right to see the place.

I agree on teh same, We cant keep begging RPS for our due rights .. more so when it is documented and agreed with management .. Lets meet up at Savana Site office this saturday

Would be glad if some people who have some experience in structural engineering/constructions/buildings do come forward and join us in the meeting

Please take a measuring tape along whith you to measure the internal dimention of the flats so that we will understand if any deviation to the original Plan.

Hi All,

Members who will take metro/bus to reach RPS site might find it difficult as the site is way off from the highway. You can reach Badhkhal chowk and we can join there.

1.- Take metro and get down at Tughlakabad station(which is at Badarpur crossing). You can take a bus to Badhkhal chowk from there.
or
2. Take metro till Badarpur station, cross the highway and take sharing auto from there to Badhkhal chowk.

Please post your messages in case you wish to opt for this and we will make arrangments for pick up from Badhkhal chowk at 10.45 am.

In case no one wants to opt for this and there is no post by evening today, it is assumed that we are meeting at RPS site at 11 am.

Attached please find the excel, the dimentions are as per RPS Plan, now since Structure is ready we can measure the actual size. so requesting you to update the size of each room,

We can raise the issue if there is any deivation.

Several families joined us in our visit to Savana Site yesterday,

Here is the report shared by RPS site office on the progress of project

External Plaster
T4..55%

T2 ... from 5th to 11th floor
T4 .. Complete
T5 ..Comp;lete

We were denied permission to do the site visit, which lead to heated argument with Mr Jain and customers over phone. Majority of us have travelled from far of places (I stay in Dwarka and commuted 40 plus kilometer one way for this site visit, which we agreed during mediation meeting)

The staff in the site were much more supportive than Mr Jain who was neither willing to join us in the site nor granting us any permission. After a lot of persuasion and debates we were allowed to see some towers from far off area, We were accompanied by Mr Girish and several security guards from site office

We had the only option to feel much privileged for being escorted by such troupe of guards even for watching the towers from far off outside, Several of us were carrying measuring tapes, but unfortunately there is nothing to measure ...

Here are some towers we could see from outside

B6 /.. Top floot side walls unedr development
T9 .. Top floor wall under construction
T7 .. External plaster work
T3,T6,T8 .. Waterproofing
T2/T3 .. External Plaster almost 10%


RPS Rythm .. On hold

Perhaps the Builder is trying to hide the changes he has made to the layout plan by shelving various promised amenities and using the space and FAR thus saved for constructing other premises for his additional commercial gains.

@ Seema,

Thank you very much for sharing the information reg yesterday's site visit. It is not a healthy sign that RPS has refused us to visit the site.

I have serious doubts that if RPS could able to offer possession by Dec 2011 except T-8, Could you please let us know your obervation on the folloing!

1) Whether there are sufficient movements of man/machine and materials seen which implies that the construction is in full swing?

2) Reg status of T-7 in one place you have mentioned that internal Plaster of 10th floor is underway and at the end it is mentioned that extranal plastering visible from outside......... can you please explain more on this! As, when I called in early december RPS people (Ankit) told me that 10th floor internal plaster is over and yesterdays report says that 10th floor internal plaster in progress that means since last 2 months there are little progress on construction.
