Proposal goes to Hooda for approval, focus to be on areas bordering Gurgaon, UP

The entire district of Faridabad will be declared an “urban area” under the Haryana Development and Regulation of Urban Areas Act, 1975. A proposal to this effect has been moved by the Town and Country Planning Department to Chief Minister Bhupinder Singh Hooda for approval.

The move is expected to shift the focus of urban development within the district from the Delhi-Mathura highway to areas bordering Uttar Pradesh and Gurgaon. Other than the already developed 90 Sectors in Faridabad, an additional 60 sectors are expected to be carved out.

The new sectors will be developed beyond the present green belt that more or less defines the extent of the current urban area limit.

The move also ensures that no private colony can now come up anywhere in Faridabad without a valid licence from the Town and Country Planning Department. This is expected to regulate the haphazard development within the district. The government also hopes to earn revenue from licence fee, external development charges and change of land use charges.

Currently, less than 40 per cent of the district’s total geographical area of over 1,800 square kilometres is notified urban area under the Act. The large part of the district development plan, falling within the “controlled areas” as defined in the Act, will also be included in the notified urban area.

The extent of the notified urban area of Faridabad district is being revised by the state government after 21 years. The last plan for the district’s development was notified in December 1991 and was valid until 2011.

A large part of the newly defined Master Plan would be retained for agriculture. The developed areas would include largely residential and institutional areas. Separate chunks within the plan would be defined as industrial areas and green belts.

The development of the residential, commercial and institutional areas will be under the Haryana Urban Development Authority (HUDA) though the state expects private developers to step in a big way in the newly defined areas. The Haryana State Industrial Development Corporation (HSIDC) will control the industrial estates.

Ha ha, that's such cruel joke.
These HUDA guys are unable to handle existing sectors of Faridabad. Already 1000's are made fool by HUDA n Hooda and this is another of their schemes to rip people off their hard earned money.

Cruely and loot by Govt. agencies !

They are not able to develop 15 new sectors (75-89) that was there in Faridabad Master Plan 1991. 21 years have passed and still not seen much development. HUDA and other Govt. agencies should focus on completing devlopment in these sectors rather than proposing new sectors for collecting thousands of crores as loot from hapless middle class.

all of the faridabad know comes in notified area . so my personal advice to all members not to invest in un regularized colonies near neharpar sectors because investment is not safe in that region , because registry is closed for small plots here and after selling the plot colonizer ran away and land owner sell its land to govt or big colonizer again . minimum 20 new sectors are expected in neharpar region . the making of a new city is a totally different task and take time like Noida came into administrative existence on 17 April 1976 and till 2002 no body want to go in noida noida authority has sell its flats and plots at par rates till 2002 . noida demand goes up when DND flyover and noida greater noida expressway comes in effect . that thing is also applicable for greater faridabad . once master roads were on place and all three up coming bridges were operational the picture of G faridabad will defiantly change . the living standers in G faridabad will good than noida or GGN

Greetings

Absolutely right Yogesh Ji!!! Thanks for such valuable insight.

Firstly, a RTI to know the status of state and central funds be filed with respective state and central govt ministries. Let figures regarding amount approved, sanctioned, utilised and pending with the various state and central govt agencies. This includes Huge amount of EDC pending with State Govt and a very large amount under the Jawaharlal Nehru Urban Renewal Mission.

Secondly, the local administration and ministries should be pressed to utilise the allocated budget available for development of already shattering infrastructure. Also the allocated budget lying underutilised be chased up before cost of things go beyond comprehension.

I somehow have feeling that the amount available but unlitised can make the standard of living in Greater Faridabad far far better than NOIDA or GGN as pointed by Yogesh. Provided this money is used honestly and without delay on Infrastructure like Roads, Bridges, Monorail to G Faridabad, parks, Hospitals, Health services, Community Centers, etc.

It seems that the present government does not want to miss any chance to loot. As the next elections are due in 2014. This government shall make a deal with the builders for the new sectors and pocket huge money. Otherwise this money will be pocketed by the next government. There is no concern towards development. Before announcing new sectors, the government must release a white paper on Faridabad's development showing status of funds collected and the funds actually deployed here. We should put this question to our local MP or MLA. Let GFWA take an initiative for this meeting. I am ready to accompany. I am sure many more from Faridabad will be ready to join us. This can be planned on Sunday.

I differ from Yogesh. NOIDA always had and continues to have very good infrastructure in terms of roads and other facilities. Even in planned new sectors, wide roads and connectivity are already in existence. Whereas in case of Faridabad, reverse is true. Builders have almost finished their work and still there are no roads or facilities. I agree with gopalvijay that before announcing new sectors, HUDA and other govt. agencies must come out with whitepaper on funds use and what is the status of development of then new sectors announced in 1991?

The things are moving slowly but they are moving as we see the rti that first approval of plotted or G h society was given in 2005 . Our court case is also in high court of CHD , our strength is also increasing as more members are joining our Association . but it is not more enough We have to more than 10000 in counting so that huda big officials ,DC etc will honor our GFWA senior members and listen them carefully and take them seriously . unlike mr parveen kumar old DC ( aree app log vikas ki chinta kyou karte ho ,vikas to hoo hi jayaga aaoo peer lagaye ) so my request to all members please reffer GFWA to all ur friends and relatives who are investor or end users in G faridabad because members are the strength of any forum . any member joined by u is good for our forum .

dheeraj ji I also agree with u . but the property demand rises after 1995 .in early 2000 s (2001 to 2003 )u can easily find a 250 sq yard 25 % build up house in sector 9 or 11 at a price of 10 lacs , huda plots are available on circle rates that time Green field colony is also available at 3000 to 3500 per sq yard .faridabad shines when mathura road widen to four lane expressway in 2004. I bought a 250 sq yard plot in sector 65 at 3.5lacs premium in 2006 . NOIDA is a different place the distance from delhi make its location good noida directly joint delhi by three sides when DND comes in effect the property rates jacked by dealers and noida authority also increased there rates by 300 % . this is time when authority was empty pocket then they start leasing the land so more and more money comes to there pocket . the property transfer is also a big deal in noida and greater noida . the transfer charges in greater noida is some where about rs 900 per sq meter plus high circle rate for regestry . law and order is also a concern about noida and gaziabad secondly know authority is cutting the whole sector in group housing s like sector 74, 75,76,137 and others the whole sector will look like a concrete jungle . but if u think about faridabad ( haryana ) only 20 % area of sector will be used for group housing and 80 % for plotted development . the distance was helpful for noida .

Sir If you are an Indian Then U should be knowing that any scheme or new project declared , it is done so for the benefit of Corrupt leadership and not more than 1% benefit from these projects and 99% people have to pay in one form or the other to these 1%.
