Property Rates in Greater Faridabad

hi all
the property rates are rocketing in greater faridabad
bptp and other builders has increased the bsp of all projects
Rps savana ------ rates are revising soon
princess park -----------4500 per sq feet (up-to )
Discovery park -------- 3800 per sq feet
The Deck ---------------5500 per sq feet
Park grendeura --------5000 per sq feet
The Resort--------------4500 per sq feet (up-to)
Srs resedency ----------4000 per sq feet(up -to)
Omaxe spa village----- rates are revising soon

It's difficult to be believe that any one will book a Flat in GF @ Rs.4500-5000 psf. At same price he/ she can get Flat in Gurgaon (sector-70X, 80X ), Noida x-way. We all know where Greater Faridabad stands against others at present. Lets be practical.

As per feedback with me, here are the real resale rates:

princess park -----------2800 to 3000 per sq feet (up-to )
Discovery park -------- 3100-3200 per sq feet
The Resort--------------around 3200 per sq feet (up-to)
Era Divine Court 3+1 BHK -- 2400/sft
Era Divine Court Low Rise -- 10-11 lakhs premium for 1 and 2nd floor in 180 sy floors
I'm an investor and have turned real estate consultant. My aim is to educate investors about how builders and brokers operate. I also bring investors up-to-speed with the current trends in the Faridabad and Gurgaon real estate markets.

i am saying about original booking and not resale
mostly rates are increased in about one week the resale market will respond soon . the master roads work is going on slow pace but will completed (almost 80 %)by mid 2014 . builders will defeneatly find buyers for there projects . jab parkland pride jitna costly project bik gaya to they can sold that . and u are also forgetting that resale price of other parts of faridabad is much more .

know i am again requesting to all the members of forum to stick with there investments as the development is now started in greater faridabad we all got a better returns in 2012 and we will also got more than 1000 rs per sq feet in 2013 not also as investors the end users will defeneatly got there dream house in this year as the construction is on full swing

Rosy time for End Users in G faridabad , this time is very good for End users to buy a Dream home in nehar par , Due to some market conditions and unawareness about Gfaridabad the rates in neharpar is on low side Ferrious city , Pyiush Heights , Rps savana , Era redwood city are available bellow 1800 RS sq feet (resale) this is the cheapest rates in NCR All these projects are going for possession before Dec 2012 or maximum mid 2013 ,even luxury project Like Omaxe spa village is still available at par rates (2100) or some premium on lower floors .Rates of the projects who are already give a part possession or ready for possession or the connectivity issues there resale touches about 3000 per Sq feet .bptp and has closed there booking for grandeura and a new rate list has to come Puri is comming with a super luxury project ananda villas the proposed rates are more than 4000 per sq feet . If the master road work will start in march 2012 the face of G faridabad will defenatly change .my suggestion to all members is hold ur projects for a minimum one and half year that place is good to live in future . things always go slowly in Faridabad but we can see the well developed faridabad in coming years .

ग्रेटर फरीदाबाद की प्रॉपर्टी में आया उछाल

मुख्य संवाददाता, फरीदाबाद : नगर निगम की ग्रुप हाउसिंग सोसायटी की महंगी नीलामी से ग्रेटर फरीदाबाद के निवेशकों को बड़ा फायदा मिल सकता है। प्रापर्टी के कारोबार से जुड़े लोगों का मानना है कि निगम की सोसायटी निवेशकों के लिए दीपावली का उपहार साबित साबित होंगी।

नगर निगम ने बृहस्पतिवार को ग्रेटर फरीदाबाद के सेक्टर-86 में गांव बुढ़ैना स्थित तीन ग्रुप हाउसिंग सोसायटी नीलाम की। इनमें से एक नंबर सोसायटी का फ्लोर स्पेस इंडेक्स (एफएसआइ) 2925 रुपये प्रति वर्ग फुट के हिसाब से बिकी। इसी तरह दूसरी सोसायटी की एफएसआइ 2725 और तीसरी सोसायटी की एफएसआइ 2800 वर्ग फुट के हिसाब से बिकी। बिल्डर प्रमोद गुप्ता के अनुसार 2925 रुपये प्रतिवर्ग फुट की एफएसआइ पर 1400 रुपये की निर्माण व दो सौ रुपये ्रप्रति फ्लैट के रजिस्ट्री शुल्क की लागत के बाद बिल्डर को ही यहां फ्लैट की कीमत 4500 रुपये प्रति वर्ग फुट पड़ेगा।

फ्लैट में निवेश करने वाले मदनमोहन मित्तल मानते हैं कि ग्रेटर फरीदाबाद की प्रॉपर्टी में अभी भी दिल्ली एनसीआर के अन्य शहरों से ज्यादा अच्छा निवेश है। एसआरएस ग्रुप के चेयरमैन डा. अनिल जिंदल के अनुसार, इससे ग्रेटर फरीदाबाद में मौजूदा समय में बिक रहे 3500 रुपये 5500 रुपये के फ्लैटों के दाम बढ़ेंगे। निगम की नीलामी में एक नंबर साइट लेने वाले पीयूष ग्रुप के निदेशक अमित गोयल व पुनीत गोयल का कहना है कि वे इसमें लग्जरी फ्लैटों अपार्टमेंट बनाएंगे।

एसआरसी ग्रुप के चेयरमैन सुभाष चौधरी के अनुसार ग्रेटर फरीदाबाद के विकास के लिए यह स्वर्णिम दिन है। इसका फायदा पुराने निवेशक से लेकर बिल्डर को सीधा मिलेगा। क्राउन ग्रुप के वाइस चेयरमैन जेपी गुप्ता कहते हैं यहां जिस तरह गुड़गांव व नोएडा में काम कर रहे बिल्डरों ने रुचि दिखाई, उससे निवेशकों में ग्रेटर फरीदाबाद के प्रति विश्वास बढ़ेगा।

Its around 3000/sq ft. Big jump over last 6 months. :) :)
