Banks have dispersed Home loan on basis of documents on Letterhead of Era landmarks Ltd. Even the demand letter for CLP are on letterhead of Era landmarks ltd.
So why is there no name of Era landmarks in licence Holders for group Housing development and sell these flat in Sector 76 ,instead Countrywide promoters Pvt. Ltd. Held the licence number for same.
I think RTI may help in this .

Received "On completion of foundation" demand letter from Era for my flat in D1 tower. Out of the total demand of Rs.7 Lakhs the EDC amount is 4.55 Lakhs (50% of original EDC + 100% of EEDC).

Does anybody know whether foundation work for D1 tower has been completed or not.

Also what is the status of the their license? Have they got it renewed or not?

The original License holder is country wide promter pvt. ltd. Urf BPTP (they keep their names like criminals ,multiple names and identities) it has given the development rites to era for era divine court. Now the License of countywide promoters has expired and they have not renewed it since 2011 april.
So legally this is illegal buisness now, once they renew the license than it becomes legal again .
BPTP will complete all paperwork and possession work just before its IPO is launched. But the construntion work of Era divine high rise is going on extremely slow/static just like the External development work by HUDA.

Era landmark (I) Ltd, company which propagates high quality real estate development, has been recently exposed in Jaipur where its towers were demolished ( for illegal construction) and than by the central revenue dept. when they raided their offices to recover due service tax for 2012. According to the news published, Era Landmarks gave an amount of 5 crores to settle its dues.

These issues of misappropriation and illegal construction coupled with various problems faced by other consumers of Era's various projects in Faridabad, Palwal and Gurgaon have indeed showed Era to be doing exactly opposite of what it propagates. In Faridabad, both - Redwood Residency and Divine court languish in dust- Redwood was supposed to be handed over in 24 months of date of booking ( which happened in 2006), fact is Era has not even completed construction of all the towers, neither have they build the club or other facilities as promised, Infact they do not have OC from DTCP for even a single tower. Divine court was also to be delivered by Dec,2011..the fate is similar..consumers have paid more than 90% and construction is still not complete. When will these be delivered no one in Era is prepared to commit, the consumers have not only paid their hard earned money but are paying EMI's and rent, Era seems unmoved by the trauma of the consumer.

As if this was not enough, Era launched a lot of projects in Gurgaon over the period of last 3 years, Sec-86, sec-68 and sec-103...consumers of all these projects know, that neither Era has started construction on any of these new sectors nor has it received any sanction from the DTCP for it. Therefore no banks have started funding these projects. In some projects Era has made allotment of flats too ( how can any developer allot a flat when it has no approval), this they have carried out by cleverly covering their footprint with devilish and unconstitutional clauses that mention Era has not received any sanction and the customer is aware of it and further the allotment is only tentative. How can allotment become tentative and how does a builder allot units when it does not have any rights to allot under the Act of 1975??

Further, these consumers of Gurgaon projects have been made to suffer not only by delay in start of construction but also by devious method of extortion adopted by Era to increase the super area of the flat even before allotting the customers their dwelling units. Imagine delay and increase in area happening even before drawings have been approved or construction started, what be the fate of these projects when the construction starts??

Looking at above facts, it is evident that Era has only one motive which is to profiteer, legally and more so illegally at the expense of the consumer, who is caught in a trap laid very beautifully by Era. On the quality of construction, be informed, that when company's intentions are in doubt and it only wants to profit, it fails to deliver quality too..which will be clear if consumers can spare time and visit Faridabad or Palwal where construction is happening.

Consumer sld do Due diligence before investing in any where be it in property or be it in chit funds. still if they invest then its the problem of the customer.

The urge to have a Home which they can call their own is Basic to all human beings and even all life on this planet.
When the govt. fails to fulfill this , and delibrately colludes with the private conglomerates,than it ensures the exploitation of common man.

Era group is a National stock exchange limited listed company and it has a history in Infrastructure development too.

I recently asked HDFC Ltd to give reason why they were giving Loan ,for Era divine projects for which the license has expired.
The HDFC executive said that DTCP gives license to the project for 3 yrs, and if the possession to its customers is not given within 3 yrs the license gets automatically expires, and DTCP has given guidlines to renew the license. So its only technical and License can be renewed even after it gets expired.
Also the CFO of the company has given verbal assurance to the HDFC Ltd. that they have applied for the license renewal to DTCP. and the process of renewing of the license is underway.

The list of licenses granted/Renewed till January 2013, and date of validity can be easily accessed on http://www.tcpharyana.gov.in and the link on right side of home page "LIST OF LICENSES-Updated till January 2013".

My project license has been renewed!!

We should Join Noida Extension Flat owners WA on 24 Feb. 2013 (SUNDAY) at Jantar Mantar to demand Real estate regulatory Bill to be passed in The BUDJET session of Parliament.

i had asked HDFC about how come they are giving loan on a project thats license has expired, that was regarding Era divine Court project. The license has been renewed meanwile. i am enclosing the reply from the HDFC Ltd. with documentry proof. :flag:

Mr Ashish kaul, the representative of GFWA for era projects, says that ,a licensee of a project can give development rights to one of few developers to develop a project, but the right to market, sell and style as its own cannot be given to any body else ,but the licensee.

Here in Era divine court, the licensee is Countrywide promoters pvt. ltd./BPTP, and developer is era landmarks ltd., but here the developer(Era landmarks) is marketing, selling and has styled the project as its own namely era divine court/era divine high rise.
This is violation of Section 7 of Haryana apartment ownership act 1975. i.e Prohibition to advertise and transfer plots —Save as provided in section 9, no person including a property dealer shall,

(i) without obtaining a license under section 3, transfer or agree to transfer in any manner plots in a colony or make an advertisement or receive any amount in respect thereof;
(ii) erect or re-erect any building in any colony in respect of which a license under section 3, has not been granted.

(iii) erect or re-erect any building other than for purposes of agriculture on the land sub-divided for agriculture as defined in clause (aa) of section 2 of this Act.

I am not a legal person and every word of this section is going overhead, can someone make things clear for me in terms of lay man language. :huh:
