BPTP Park Grandeura Tower P Enhanced Demand with EDC/IDC

Dear All,

I have also received revised demand letter from BPTP. Letter contains below sections.

1) Increased EDC/IDC
2) Incresed Area(1342)
3) Maintenance Charges(RS 116000)
4) Conveyence deed charges etc
BPTP is also asking for flat registration charges of around 4 lac.
Please advice as what path you have followed. Please reply.

Total demanded amount stands around RS 1056000.

The demands of EDC is arbitrarily calcuulated including interest charged by HUDA due to delay in timely EDC payment by BPTP to HUDA. Unjust enhanced area - the details of which BPTP management - like all builders is hiding.
It may be appriciated that on completion of a particular tower, the builder can file for obtaining OC. For doing so the builder is legally bound to furnish elaborate details of covered area and open area. no only this the builder will attach drawings of all completed apartments with specific details of carpet area, open (super) areas and and sum total of the entire project area.
Undue maint charges at this stage- unless BPTP has received occupancy certificate (OC) in respect of your tower. Building laws and bylaws stipulate that the builder can not offer possession untill DTCP renders OC in respect of that tower. No Oc no possession and therefore no Maint Charges- untill OC or possession whichever is earlier.
