Sushil Ji, please add to Rs 336/sq ft IDC charges and some interest portion. Figure would become close to Rs 373 per sq ft.

Hi Sachin,

I think we need to notify SRS management about our meeting with them on 16/07/2012.
It is a very good probability that the concerned Managementy might not be available and we would only have small staff members to attend us. Our efforts would go in vain if this happens.
We should schedule a time of around 12 noon to meet the concerned SRS Management team to put in our resistance and if possible have a Lawyer accompany us. I am not sure but we might have Lawyers among the buyers of SRS, who could be of great help to us.

Dear Sushil ji, Can you share the calculations of 336/sq ft, what sealable super area & EDC Rate you are considering for your calculations. I am also calculating it, but due to unavailability of some basic data, unable to reach the final figure.

I have received demand letter from SRS for extended EDC with rate of 197 sqft with last date of 5th July.

Please suggest what to do with this.

The details of SRS license for Pearl floors are as follows:
1.
SRS pearl Sector - 87
Total area - 19.018 acres
Purpose - GH-87 (LC-1207)
License no and date - 49 of 09 dated 25-08-09.

This consist for pocket P1 to P8 and total flats are - 552 + 368 = 920 flats. (552 on 180 sqyards with area 1066 sqft and 920 on 250 sqyards with area 1437 sqft.)

2. SRS pearl Sector - 88
Total area - 2.281 acres
Purpose - GH (LC- 1079)
License no and date - 47 of 2010 dated 19-06-10.

This for Pocket P9 and total flats of 250 sqyards are 92 flats.


Sachin you have mentioned 3.3 acres that is for pearl heights. I think it is better to calculate on above basis , if you have any excel sheet with you.

Yes,
there were about 25 allotees on the 9th at the SRS office and we have all decided to meet again on the 16th as we were told that other members are planning to meet with the officials then. We have given a written request to arrange a meeting with the management to discuss these issues. I would request each and everyone to be there to protest again unjustified charges and I also agree partly with Hanit that EEC and Utility Charges are part of all residential projects but my opinion is that a project of this size should not incurr more than Rs. 25 - 35/sq ft expense. Lets just collect all information and go there prepared and well educated.

This is Manoj Upadhyay. I have joined from today only. I have a flat in SRS Pearl. I also want to come on 16th Morning.

SRS is asking for Rs. 422/ as EDC charge from me.

Hello Everybody,

I had booked flat under my wife's name in P7/flat#4c. At the time of booking the total cost was 17lakhs for 180 sq yds independent floor which is now touching 28lakhs with all unjustified amounts levied by them. In addition they had also charged me 35000/ as penalty for untimely payment which I requested a lot but they didnt relaxed.
I can forecast till possesion they will be demanding around 32lakhs which is impossible for me even 28 lakhs is impossible.

I thought this is a project for common man but it seems that they are also cheating us. Please include and guide me bcos this is my first time investment in property and I cannot afford to go this money loose.
