Hi Ritu,

For peace of mind, You should buy only already registered plots. You may find many cases, wherein BPTP has already collected the registration amount but couldn't get those registered.

DTCP has given a free hand to all builders to adjust any and every hanky panky amount from Registration Charges and Stamp Duty, in case the builder is unable to get the conveyance deed executed within 15 days. Except for Maintenance now builders will like to adjust unjustified and illegal charges against Registration and Stamp Duty Charges. For example
- Escalation by his own calculation
- Podium Charges
- Undue interest
- Wrong EDC/EEDC/IDC claimed but not due
etc etc...

Fail to understand what benefit would be the escrow account suggested in notification be to the buyer??
