External Electrification Charges (EEC) & Fire Fighting Equipment Charges (FFEC)

Hi,

Does anyone know the rate of External Electrification Charges (EEC) & Fire Fighting Equipment Charges (FFEC) of RPS Savana? I checked the initial booking price list of 2006, but unable to find the rates mentioned. Is it mentioned anywhere on the Buyer Agreement.

I would like to understand about these charges

  • Are these charges decided by the developer?
  • Are these charges payable by the developer to any government agency?

Most of the developers charge Rs. 50/sq ft as EEC and FFC and are used for internal electrification of society and installation of fire fighting devices/equipment.

RPS had mentioned that they will charge on pro rata basis at the time of possession.

For Fire Fighting RPS will have to install all the things and the Fire dept will give an approval before they can start the offering the possession.

Considering that most of the builders cheat the customers wherever they can, I am sure this charge will be much more than what they will actually spend.

Thanks for the response, mike & anuj.

That means we are completely at the mercy of the builder for these charges. There is no way to file any RTI to any government department to ask for these charges.

What are the content included in IDC ?. How it can be verified or concluded that EEC & FFEC are not the part of IDC?. If we keep on thinking on the lines what other builders are doing and we will have to follow the same then there is no end to the payments we need to pay in one name or the other till the definition of IDC and its scope is legally explored and possession is not in our hand.

Thats a very valid point raised bu Anuj, We need to get details on charges covered under IDC, else builder will keep innovating newer mechanism for fetching money, irrespective of fact that there might be bare minimal internal infrastructure development at time of possession.

Rajanji from BPTP Parkland association has been working actively on IDC front, Will check with him, If he can share some details on same.

As per a brochure of a Ghaziabad based developer, External Electrification Charges (ECC) comprise of equipment & installation charges for Transformer, Panels, VCB's cables, Pumps, Steel Lighting & Common Area Lighting.

Friends,

All the work done pertaining to Electrification until the Licensed area is the duty of Government and are a part of EDC. Within the Licensed area it is the duty of Colonizer to provide the facility as Electricity is the basic need and to provide the same Colonizer has signed an agreement with DGTCP at the time of issuance of license. Also to install the Fighting Equipment especially in Group Housing Society the mandatory obligation of the colonizer.
If Colonizer has signed these condition at the time of issuance of License means he has already calculated the cost of all these MANDATORY OBLIGATION within the BSP,ITSELF.

A RTI may be worth a try asking the Govt agencies the inclusions of IDC. Also what is the approved govt rate since these services are mandatory and govt approved and hence must be fixed.

I am sure that many active members have reply regarding , charges that are included in IDC & EDC, But why people refuse to share Knowledge is a mistery and itself a weakening factor for unity. When our Elders say that Knowledge increases on Sharing, than why People have so closed mindset ?

But in case of Savana nothing is mentioned like this either in their buyers agreement or in the payment plan. However, we have to find out what are the "Statutory norms" of development of the colony covered in clause 8 of BBA. As explained by Umesh Prabhakar in his recent post, I understand electrification and fire fighting provisions up to the input point in the unit of the byuer should definitely be covered under colony development norms.

File an RTI and ask for copy of notification that enumerates the charges included in EDC & IDC to get the answer.

Hi All,

Can we find out the following and do the needful to file the RTI.

1. FFC/EEFC charges, and norms for the same
2. Super Builtup area actual and current increase
3. The cost validation and calculation for the same.
4. Create group with details of members tower wise, and for immediate action T5 and T8 - raise the request. Rest of the people will wait and we receive the repose for T8,T5 we will jointly plan as RWA - Savana and will address this with builder
5. Real estate regulatory - contact details and we need to put his across to RERA.

Kindly plan for this and create an Association email id, collect the details of the members, list down details and seek opinion of the lawayer and need to push things and put RTI by next week,

All are requested to take this forward and make this happen.
