Maintenance charges in Park Grandeura

Sir,
Maintenance agency engaged at Park Grandeura has announced maintenance and service charges. Maintenance charges for 3 bead room flat area 2032 sq. feet is Rs5165/month approximately in addition to club entry fee 300/month per residence and for swimming pool Rs.300/person per month Gym charges Rs500 per head per month squash court 250 per month per head. It means if your family consist 4 members and you avail above facilities it will cost you Rs. 4500/month Or we can say for residing in Park Grandeura you have to pay at least Rs.10000/month for facilities in addition to cost of back up power separately.
You will not be surprised that residents have already paid Rs.50000/flat as membership fee.

Thats extortion!!

Does that mean membership club is without any access benefits??
Please correct me I am wrong.. does this mean that TOTAL monthly expense for a family of 4 is as follows
-Monthly Maintenance = Rs 5165pm
-Pool+Gym+Squash= Rs 1050X4= 4200pm
-Monthly Club fee = 300pm

TOTAL= Rs9365 per month!!!

or Rs 4.62 psft per month for a larger apartment of size 2025 sq ft!!.

I doubt if this is acceptable to all the residents. If not, then why dont residents form a RWA separately and manage the affairs yourself, if possible by forcing BPTP to hand over the facilities. I doubt this may not be possible as they will never complete possession and apply completion certificate?

What if one does not want to have the club facilities? I doubt that they will offer refund?

What is the way out? Sell off and move on??

Due to typical mistake the monthly charges have been mentioned Rs5165 where as correct figure is Rs5365/month or Rs.16096/ for three months as per bills of BPMS i.e. maintenance agency. So total charges worked out to Rs. 10000/month approximately.

I think these charges are for the road, water,Sewage and electricity that that the builder is providing to the residents ,since HUDA is hand in gloves with these builders to the needs of this area in looting the common people.

Also a major reason is that the investors ,almost 80% do not protest this loot.

I think you guys should form a union and refuse to pay. Threaten maintenance agency with legal case against the unethical club, pool and gym charges when you have already paid for club membership in the cost.

I am so proud of our RWA at Omaxe Heights who have done stupendous work and have deprived maintenance agency of any such stupid charges.

Club membership is paid separately.
Builders looting neharpar customers with consent of some power . RWA is fighting, we have to see.

Hand over maintenance of Orchid Petals to flat owners

GURGAON: The Senior Town Planner (STP) on Tuesday ordered Orchid Infrastructure Developers Pvt Ltd to facilitate the formation of an RWA at Orchid Petals located on Sohna Road.
The direction comes after a long-standing tussle between the owners and the developers. As per the STP directions, the builder has been instructed to complete the pending commitments at the earliest and immediately hand over the maintenance of the society to flat owners.
The house owners had approached the district administration against the arm-twisting by the builder and the high rates of maintenance charged by them.
The deputy commissioner, in turn, had instructed the STP, R K Singh, to look into the matter. Singh had called for a joint meeting with the residents' representatives and the builder on Tuesday.

members of society should follow the action taken by Orchid people and should take over the assets after forming RWA

बिल्डर दुवारा तथ्यो को छुपाया जा रहा है उसने 18 महीने से ज्यादा का बकाया बड़े हुय दर से निकाला है. जो की येह बिल्डर्ये दुवारा एक्ष्टोर्सन् है क्योकि लोग घर बेचकर जा नही सकते ओर बिल्डर अपना काम पूरा नही कर रहा है जिस कारड मैनेटनेन्स भे नही ले सकते है. लिफ्ट पानी बिजली एवुम अन्य सुबिधाये बंद करना क्रिमिनल अफेन्स है. पुलिस को तुरंत ही बी पी टी पी के डाइरेक्टर्स एवुम सुन्दर सिंह को अरेस्ट कर कोर्ट मे भेजना चाहिय. येह सिविल का केस नही है सिविल का केस बी पी टी पी को लॅगाना चाहिये था यदि उसका कोई बकाया है. बी पी टी पी को प्रॉजेक्ट मे 30 करोड़ का काम अभी करना है जिसे वो करना नही चाहता है साथ है 10 करोड़ से ज्यादा की सेक्यूरिटी को वापस नही देना चाहता है.पुलिस बिल्डर के दबाब के कारण इसे सिविल का केस बता रही है मेre भी बी पी टी पी पर 5 लाख से ज्यादा निकलते है क्या मे उनके कर्मचारियो को कम करने या अंदर आने जाने को रोक सकता हु या रुकावट दल सकता हु.
