Dear Pranayam flat owners,

I own a flat in Tower C. Have recently joined this forum/group & really delighted to see the development on engagement atleast within the " to be neighbour" group.

I believe Pranayam Flat owners can atleast make a small group before the possession which will surely be helpful for each of us (End Users)to negotiate time to time about our interests with the builder or any other assosiation(if required).
I am visiting the site frequently ,atleast once in a month to see the progress & the latest news is that the possession might go up to August-december 2012. Also the basis communities & infrastructure has been also in delay bcz of delay from HUDA in aquiring/taking control of the land which will be utilized for Roads,Sewerage & other basis infrastructure.
Negotiation as a group will always better compare with as an individual.And whatever i know late possessions always minimise the interests of an individual vis a vis the builder or local authorities.

Lets stay in touch with each other & if possible meet somewhere asap to form our PRANAYAM GROUP.

I am Raj Dhuru. I have an apartment in D Block. Recently I have received the letter from Puri Constructions for paying the additional EDC as levied by HUDA. Kindly suggest what should be our action.

I had mailed to Puri constructions for detailed computation of EDC,The reply is as below.

EDC per Acre as per notification : 232.84 lakhs per acre applicable for the calendar year 2005 to 2008 after reducing by 10% p.a. on compoundable basis from 2009 (as per notification)
Our Licence Year 2006
2009 EDC 232.84 lakhs per acre (as per notification)
2008 EDC less 10% 209.55 lakhs per acre
2007 EDC less 10% 188.60 lakhs per acre
2006 EDC less 10% 169.74 lakhs per acre as applicable
169.74*19.362 acre =Rs.328650588/-
Interest paid =Rs.111752715/-
Total =Rs.440403303/Area 1730000 sq. Ft.
EDC rate =Rs.254/- per sq. Ft.
Less EDC per sq. Ft. Already paid : Rs. 110/-

Good day to all Pranayam Property holders. My apartment is C8/501. I have not received my final demand letter as yet although OC info have been sent to me by the builder. As I live in dubai...I cannot go to actual site to get latest info. Could someone update me about what is the latest status of the project. When this project will finally be handed over and when people will start coming in to make these houses..homes :)

i am an end user with an apartment in D block.
i am happy with the development and the project is coming up quite well in comparison to other projects in faridabad. the resonse from the Puri Constructions representatives is positive.
the only concern is delay, now that the occupation certificate is obtained, i hope things will move quickly.
