Non-Installation of Lift in Pearl Floors

Dear All,

It has come to notice that SRS has started offering possession for P4 block to the buyers but not charged any amount against lift charges, which reflects that SRS is not going to install the Lift in the floors which is contrary to the commitments made by SRS while doing booking. Atleast the 2nd and 3rd floor buyers must have booked their unit on the assurance of SRS that they will install the lift. If it is so we all pearl floors buyers should raise our voice against such cheating by SRS. SRS must have got their occupation certificate concealing the fact that they have to installation the lifts in the floors.

Pls share your views.

Dear Sushil Ji,

See, builders will always do whatever helps in selling their existing and upcoming projects, in this regard what i observed that SRS has recently launched their high budget projects, namely Royal Hills 2 and Pearl heights surrounding their previous projects like Royal Hills, Pearl Floors and Residency.

And we all as a buyer will check the occupancy level first while considering any options in the surroundings, therefore SRS is in a bit hurry to start possession in Pearl Floors, which will help them to sell their newly launched projects.

For the lift installation, OC has nothing to do with it, lifts will obviously installed to all the pockets, as and when the occupants will take charge of their respective units, ie within 6-8 Months time, so you need not to worry about the same, i myself has a unit in third floor, it is gonna installed anyhow.(Residency towers also got lifts to some towers a bit late)

Remember, they will surely make profits from the vendor for buying lifts, so they cannot afford to loose that, and secondly they will put this into one of the last priorities as they will not be so keen to invest initially from their own pockets, the moment 5-7 members will be taking charge they will raise the demand, by then.

Please discuss this with whomsoever you think will be informative on this and share with us all, for any updated/new information.

Sir ji if lift is installed then who will bear the cost of lift -------- I mean ground floor member will bear that or they will pay only maintenance charges.

Dear @Kumar S.S. Ji

Payment of lift charges is a secondary issue and the builder wd decide who will share the cost. But I was just trying to highlight the issues of non fulfillment of commitments by the builder. To have a better and equipped society, we should have all the facilities such as lift, gates, boundaries, lighting, water etc. etc. and the society should be fully equipped with all such amenities to have a good name amongst other neighbouring societies in future. Tomorrow the builder will come and say I will not provide the water connections or electricity connections etc. than what we can do.

Bhatt ji you are right but we have already paid EEC & Utility Connection charges what for all those charges. what is IFMS charges, Lift Charges, Club Member Ship Charges. Sir ji thses all charges also part of BSP then why SRS asking these charges separately. At the time of booking there were no such charges mentioned to us. At the time of Booking budget for SRS floor 180 sft were 18 lac including everything now it has been enhanced more than 28 lac. How can we manage this gap of 10 lac. Dear Personal Real Hard Money + Bank Loan + Relative Loan = 18 Lac . Then Balance 10 lac from where we can get. Yaar return bhi to karna hota hai.............................We have only two option now Sale the floor or do anything ????

Kindly let me know what are the additional charges SRS is asking from the end-users at the time of possession and by what amount.

Why not ground floor people share the cost of Lift installation, they should be forced to do so. :@
This type of selfish behaviour results in devide & rule by the builders and exploitation of all.

When ground floor people will use lawn & land cost was borne by all floor owners, then why ground floor owners will not share the cost of Lift.
