ABOVE FIGURE GIVEN BY MIKETEST ARE ALMOST CORRECT. BY MY CALCULATION (AFTER EXCLUDING WALL AREA) FOR 3 BHK = 1012 (INTERNAL) + 209 (BALCONY) = 1221 SQ. FT., FOR 3+S BHK = 1138 (INTERNAL) + 247 (BALCONY) = 1385 SQ. FT.

I was about to do the same calculation, I am in between.

I am just doing at inches basis and then covert to sqft, I will post my calculation as well when done.

B4: 106 SF (6*17.5)

Boss this is not possible when room lengths are 10-13 feet. Please confirm. I guess you have factored in balconies @100%

Hehehe... ofcourse I am giving full sq feet dimensions. Thats why I gave each part's sq feet area separately.

mine match with miketest, so we will get some 1280 overall including balconies. Its 20% reduced than 1590.

Hi,

Please find attached the carpet area calculation for all the unit. Carpet Are should exclude the wall think ness means measurement between inner wall to wall diffrence.

This was created by me from the lay out plan available in the RPS site for its units.

Many thanks. Looks good and matches with my calculations. Only point of concern is that the measurements of drawing and dining room is keep them besides each other or excluding the passage between the both?

if any person calculated conman area please share ( like lift , staircase , conman passage between flats and other area in tower )

the question is now is the room sizes are as per the Plan mentioned in the brochure or they have shrink it? Secondly there is a strong chances that RPS will increase the super area at any given point of tim. this is the general practice adopted by the builders in NCR. In Mumbai Builders are commiting +-1% variance in the carpet area in the agreement to sell and this is acceptable.

I am attaching the excel sheet for your use. Also requesting if some one going to visit RPS in near future requested to take a measuring tape and measure the care to get a fair idea if the actual sizes are as per plan or not.

After factoring in balconies at 50% carpet area is 1115 SF which is 70.18% of 1590, can be termed at par with the NP, OSV has 1100-1120 for 1600 unit. Real ghost lies in area increase. I have seen one layout for Amarpalli village 2 Indirapuram's 1700 layout and carpet area is 1050-1100. Builder's keep a tab on layouts of other builders and then decide on area increase. This is not justification for area increase but unfortunately this is the reality. I hope people's movement and recent action (due to pressure) by authorities will put some check on builders.

Brandoo, BTW where have you read that balconies factor 50% of their total area into carpet area?

hi balcony can not be part of carpet area how ever in current scenario it can be consider 100%. Now the real question is the sizes of rooms are as per the plan or not if the sizes mentioned in the plan are inclusive of the wall then again we will have to go for a haircut
