Hi,

On the posting screen, below the Save , Preview, Submit button, you will find the tab called Upload attachment.

Browser to the file that you want to upload. To upload multiple files, you will need to upload one file at a time. Once you have uploaded all the pictures, click on submit.

Before uploading, please resize the pictures to less than 150kb.

The photographs uploaded by Nitin is not encouraging at all ........ it seems there are lot of works needs to be done.. Possession difficult in 2013.

Hi all Savana Members,
RPS has posted latest photographs dt 21.03.13 at its website. It looks to be a good progress as far as internal roads & developments, external appearance of all the towers are concerned with respect to the status I had seen during my personal visit on dt.30.01.2012. I feel some of the fellow members awaiting for 2BHK may hope an early possession as soon as RPS gets partial OC. Good luck !!

I feel its still a long wait.

Partial OC can not be obtained till 25% of the project is ready with proportionate share of amenities - fire fighting, drainage etc. etc.

Unfortunately our laws, acts and rules give a lot of loopholes for the cheats to play around - the info on website saying they "have applied for OC" is another such example.

- You can apply for OC even when you have not done any construction. There is no rule preventing you from doing so. What matters is whether you get OC.
- 25% of the project would mean at least 5-6 towers. No way these are ready so RPS is just buying time by the statement 'have applied for OC'.
-RPS has not deposited EDC (last RTI reply I have on this is in Feb'13)so logically OC can not be granted to them.

I am agreed with Vineet that one can apply for OC even if construction not started... it does not mean that OC will be given to him. Very good strategy by RPS to buy time and make us fool.

It is true that their license is renewed up to June end and they must have paid some edc to renew it.

We need to file RTI again to find out how much EDC paid by RPS particularly till March end and also what is the status on OC and if all the documentations are done by RPS to get OC.

Once we get the information we can plan out our next course of action.

Dear Vineet,

Can you point me to the act/rules/memo where it says that project has to be finished 25% for OC? I read through BR-2 or 3, I cannot remember and it said 25% of ground coverage is a necessity.

I may be wrong but looking at the occupation certificate of Princess Park, entire EDC or EEDC need not be deposited for OC but as per the installments agreed by both RPS and TCP.

Again accept my apologies in advance and correct me in case I am wrong.

clause (2b) (ii). Says:
(ii) No person shall occupy or allow any other person to occupy any new building or a part thereof for any purpose whatsoever until such building or a part thereof has been certified by the concerned authority as having been completed and an occupation certificate has been issued in his favour in form BRS-V within the above mentioned period. However, a minimum 25% of the ground coverage shall have to be constructed to qualify building as a habitable unit.”.
