Yes, I too asked about RPS Savana Occupation Certificate. DTP informed that reports seem to be clear. But, OC is not ready due to some issue which she did not tell me.

Sir, is the OC only for T4 and T8 or some more towers also. Can you provide details if you have any.

Some comments from todays visit :

NOC awaited for 2 towers, No reason revealed by management for delay in sanction of NOC by administration, It was apparently cleared long back by local administration, however there appear some issues at state level. NOC yet to be initiated for other set of towers nearing completion. Request members/buyers to file RTI's to get real details on OC.

Added notes, Assuming that other towers (3, 3+1 etc) are going to take say around 1.5 -2 years and we consider only towers in range on T3-T8 in possession range.

a) On an average each of these tower has approx 15 floors, each floor has 8 apartments, 120 apartments per tower. How many of you feel there is gonna be enough parking for bare minimal of 120 open/covered car parking spaces per tower.

b) If each of these families have 4 members, say roughly (120 * 4 member in family * 6 towers ~ 3000 people gradually shifting, And considering that club & swimming pool will take a bare minimum 2-3 years to be operational, So even if 5 % of these 3000 people are fitness savvy, There may be a need to put in morning/afternoon/evening slot bookings for people to go for walk/jog/run etc in the area, as otherwise it may give in a feeling of a mob :-)
There may be schemes like early bird discount for afternoon joggers...** conditions apply ;)

c) Room sizes, lightening and ventilation looks okay, except for study room, which is dimly lit.

d) Breakfast counter on kitchen which was available in sample flats, is available only in bigger flats -3, 3+1

e) Staircase & lobby area are dreadful, Very dimly lit. Natural light entirely missing, Would require bulb/tube lights even during daytime.

f) Beneath the PLC area given, RPS has smartly accommodated nursery school, Two other schools are apparently coming on sides

g) There used to a K R Mangalam board sometime back, this isn't visible past few month, but the area is demarcated and something will be coming up, Check last three pictures.

h) RPS sure knows how to provide feel good and assurance to customers, The aesthetic done between 2 and 2+1 tower seem to be giving some assurance, however as a critic, I am not convinced.
RPS has been smart enough to make aesthetic changes to give some comfort & appealing look to people, however in most towers like T3, which has been appearing well painted and poster ready for nearly 1.5-2 years , it will take minimum of 6 months. I am not optimistic of getting possession in current year, but I will be highly grateful to RPS, if they prove me wrong.

we have paid extra at the time of booking which includes wood work in Kitchen below counter, cupboard in bedroom, fancy light etc etc....

I agree with Seema's view. Appreciate if some one can file an RTI regarding OC

RPS SAVSANA ALSO GOT OC FOR TWO TOWERS POSTED AT THEIR SITE AS BELOW

Esteemed SAVANA Customers,

RPS Group is pleased to announce the receipt of “Occupation Certificate” for two of the towers & both the commercials (Arcade & Galleria) of SAVANA, “One of The Single Largest Gated Colonies of Faridabad”. These towers are T-8 & T-5, housing 240 units. We will be sending “offer of possession” to the respective customers very soon.

Congrats!! to Lucky One's!! looking forward for OC for Rest of the towers. Let us hope that RPS should not demand unjustified charges. The larger picture will be clear in coming days about charges and modalities of possession.

Guys,
Now be ready for the bettle on the following issue-

1) Super Area may increase
2) Penalty for delay in possession will be denied by the Company
3) They will ask for the registration fee and Stamp duty money in their name but in principle we sld give the Draft in the name of concern depertment and not in the name of Builder.
4) + + + charges which are fake.

Well..Great News.. it's impossible that builder will not ask for unjustified money..However, what's the possible way to counter the unjustified demands..

it would be really helpful if some expert can advise on some counter actions that buyers need to take (legal actions, complaints, RTI etc) so that our pains are reduced...

Congratulations ! to RPS Savana home buyers. This is a positive note for the project and hopefully, possession of more towers will speed up. But, unjustified/illegal demands need to be watched.

Also share how will calculate the penalty of delay in possession (T-8)
