Dear Friends,

An investor only meeting is scheduled for the Ozone Park investors on
Sunday 22nd Jan at project site.

This meeting is very crucial as the time of possession is nearing.
Understanding the value of time, few of us are already working to make
this event fruitful and specific to future needs. Some key decisions
will be taken after discussion.

We will communicate the plans briefly in few more days. Just of
mention, one of this would be getting group registered as a legal
entity for any need that may arise in future.

As discussed before, we are going to expand the core group and
received few volunteer requests. Same will taken up in the meeting. We
have also received members' concerns via emails and those will also be
listed in agenda. group We expect to have a strong representation in
the meeting so that all of us take a united stand.

So far, We have been able to get in touch with approximately 180
investors so far and we request all of them to be available at the

Thanks for the update. I confirm my participation. Also would like to share in the forum that Shiv Sai has issued a letter this week demanding for the full payment of EDC (increased part) with 15 days from now along with the interest. Would be keen to learn what is the current stand now by all of us.

Dear Friends,

The meeting is scheduled at 11:00 AM keeping in mind the weather conditions in the morning and evening time. We are getting good response so far and hope to have a good turnout. The group is not only for fighting for the cause( though that seems to be initial objective ), it will also be instrumental in developing the ozone park scoiety once we all move into our apartments.

I have just got attached to the forum. I have a apartment in tower 11. Have recently been to the site and the internal road work was on this was the last week of Dec. Would be joining the meeting on the 22nd for sure

Email sent to Shiv Sai for a follow-up meeting on possession today.



Kind attn: Mr. Sandeep Gupta/Mr. Vikram Dhawan



As you are aware that our last meeting took place on 6th December and based on the communication from Shiv Sai the possession would start from February’12 and would get completed by April’12. We are now in middle of February and none of buyers have got intimation or letter of possession till now.



We would like to propose a meeting with both of you at the project site on 3rd March’12 at 3.00pm to understand where we are with the below listed issues.



1. Possession schedule tower wise

2. Update on getting NOC from various department status update on the same

3. Status of completion of Tower 8 & 9 and their possession schedule.

4. When you would be handing over the keys of individual units before the date of possession in case the buyers want to start their individual wood work etc.

5. Status update on utility – Water Supply – No of bore well, drinking water provision, STP, Electricity (DHBVN connection, transformer installation etc) & Internal telephone exchange for flats, security and maintenance support.



Please confirm your availability for the proposed meeting date and time.

Shiv Sai is charging 150 Rs per square ft as transfer fee. This turns out to be 2.25 Lac for 1500 sq ft. This is Huge amount and seems illegal. This is driving market price lower by Rs 150 per sq ft. Any investor who wants to sell his/her apartment will lose.
Kindly put appropriate pressure on Shiv Sai management for reasonable transfer price. Else report this matter to HUDA and Audir team from Chandigarh.

It is NOT a matter of HUDA or TCP Chandigarh to look into. This is an issue of individual agreement between builder and buyer.

Builder has just imposed this additional cost on buyer and there is no description in builder buyer agreement. How can builder earn lacs of rupees just due to transfer of plots/flats from one owner to another. GFWA must look in this problem. A transfer fee of Rs. 2.25 Lac for 1500 square ft apartment is not reasonable. This is equivalent to what govt charges for registration. So for a buyer, who buys 1500 sq ft from open market, first he needs to pay 2.25 LAc to builder a transfer fee and than he has to pay additional 2.25 LAc to govt for registartion. I am unable to undersatnd how GFWA is silent on this.

How are you quoting this transfer fee of Rs 150 / sq ft ? What is your source? Possesssion is not yet offerred by Shiv Sai.

What are other builders charging in Neharpaar wherever possession has been offerred ? BPTP, Omaxe etc

As Shiv sai is unable to get the required clearance from the authorites can GFWA help in this as the possession is getting delay because of this.

UNFORTUNATE AND CARELESS ATTITUDE FROM SHIV SAI INFRA MANAGEMENT, SUGGEST TO TAKE LEGAL REMEDIES TO RECOVER LOSSES BECAUSE OF DELAY IN POSSESSION & BREACH OF AGREEMENT.

My understanding is that this transfer fee should be applicable only till Shiv Sai gives possession to you, after which you, as the owner of the property, can simply sell/transfer to anyone you wish. Shiv Sai should not have any role in it then.
Only charges applicable then will be the govt. registery, etc.

This is my understanding, please correct me.
