Hi all,
we have received possession letter yesterday for our unit in T-3(2+study )the demand details r as under...
interest free maintenance security amount = 13750
EEC & FFC @ 127 per sq feet = 191072
Meter connection charges = 19663
Electricity consumption security = 6000
Prepaid meter card deposit = 50000
Administration charges = 16854
BSP = 177269
stamp duty @ 5% = 267800
vat 4 % =111165
court fee and registration charges r extra to be paid to authorized person.
late penalty fee - not mentioned :(
I hereby request u all pls suggest what action should be taken against illegal demand of electricity consumption and prepaid meter card deposit and no information abt penalty amount.

We need to decide fast what is to be done for these illegal demands. Otherwise slowly slowly everybody will pay and no action will be taken.

Can someone please share the check list for possession.

Request you pls talk with them ( RPS Person) why they are not mention the penalty amount, and why they are charges the vat 4%

The possession letter is 4 pages document. Important details r already provided. I circulated this information to know from RPS members to get their views whether demands raised in possession offer r in order. or there is any illegal demand under any head.pls advice accordingly .

Hello Everyone,
I have sent a mail to RPS about details of charges & waiting for reply. But as per buyer agreement at least 2 demands are not in line with agreement.
1. EEC & FFC @ 127 per sq feet
2. Penalty for delays on RPS.
Moreover, have contested Prepaid meter card deposit since I don't wish to pay that. Can we all jointly initiate legal formalities against these demand / offer of possession.

A Genuine laywer has been hired . He charging 30,000/- per head and ensuring that you get your penalty amount of 3.6 - 4 Lakhs as applicable back within 5 months . interested persons can forward their case in brief on sirohionline@rediffmail.com / 9478547317. Once case handed over to him individuals can pursue . Distant location no bar. He will do everything. He has conformed RPS can not penelise customers on the pretext of default payment for which they are charging 24% int. Thx

Did someone talked with Savana management about penalty adjustment against the final due demanded. If yes then what was their reply.
Finally what all options we have against such illegal demand. Members of all four towers be united to take unified stand against such demand and take appropriate steps further.

Do not pay the lawyer upfront, if you pay upfront, the case will go on and on, the lawyer will enjoy his fees and you will suffer.

I appreciate your guiding sprits and as well as convince with the opinion of Mr. Naveen to form a RWA ( if legally feasible as a buyer before taking possession) to fight a joint case in consumer forum but in the mean time we can lodge the individual complaint with the EOW and initiate the process of filing the case in consumer court, unity is badly require otherwise developer take the advantage of arbitration clause and appoint the arbitrator of his own without any mutual consent than what justice we can get if the process is dictated by the developer though I am having very much respect for the judiciary and that is the only platform to get relief for the common man.

some one require to come forward to form the RWA and other necessary activities. I am not able to under stand why GFWA with the consensus representative is not initiating for such a common and vital problem.
