Does anyone know if SRS has obtained following documents for the towers up for possession?

Copy of Building plan and approval plan
NOC from pollution board, electricity, water and fire department
Completion certificate
Proof of approved floor plans

When are they going to adjust the penalty for delay in possession? If they are asking for "holding charges", they are liable to pay delay charges as well.

hi,

Post receipt of Offer of Posession i paid complete amount as per their demand on 6th April 2014.

On contact for Possession Certificate, they are insisting to take Open or Covered Parking despite it was optional as per Allotment/FBA ??

is there same situation with other who did not opted for Car Parking ?

I am also victim of SRS Management. There are undue demand on account of late payment along with possesion offer.Also threat for posting " Holding Charges" in case not paid after April. Highly upset with language " aap to customer ho, kashat se maroge" being used at corp.office.Need info.

1. Anyone officially raised claim for late delivery of project.
2. Anyone knows good lawyer in faridabad to handle consumer court cases effectively.
3. Anyone file a case in counsumer court against SRS.

Hi Rahul,

Anand Sinha also has an issue with car-parking. Pl contact him immidiately @ 9811758809.I met him today while obtaining Possesion of my Flat B4/1204.He is quite upset with Car-parking offered optional then forcing to take.

Hi Prateek,
I am in process of obtaing possesion of my Flat B4/1204. On demand SRS just mention certification numer ( also mentioned at possesion certificate) against which the building is passed on other communication/paper willing to share.
Not bothered about delay from their part on delivery of flat, In case of B4 it is 15 months late. As per agreement SRS is liable to pay Rs 5/Sq ft/month.In my case it turns out to be 1133*5*15 Rs 84975/-. I guess we must join and raise voice against it & claim.

Can be known when the possession of flats of tower D-1 of SRS Royal Hills will be given as is already delayed by 1& 1/2 years and developer not paying penaly as per penalty clause.

Hello,

I got possession letter for my flat in tower B3 of SRS Royal hills today and it stated the remaining adjustments including the maintenance charges. I booked this flat in 2010 and in the agreement is mentioned that the possession will be handed over in Dec 2012 with a grace period of 6 months after which builder will have to pay Rs 5 per sq. ft per month to the buyer as a penalty for delay. For an area of 1133, it comes to be around Rs 5665 per month and till May 2014, the amount should be nearly Rs 60,000. I called the SRS office today and inquired about the same because earlier they had told me that the will adjust it by either giving free maintenance for a year or by some other means. Today they refused and said management is not doing anything about it and there will be no adjustments.
Is this clause in every ones agreement or was it only till 2010 bookings that they mentioned this (because in later agreements i found this clause absent).
If someone out here know something about this issue, please let me & everyone here know it.

SRS ROYAL HILLS PHASE-1

Dear All,
i purchased the flat (Tower B6) in month of March 2014 & Got the possession Letter on 26th April, 2014
at the time of possession, SRS charged the maintenance Charges for 1 Year in advance.
i Got all the documents, Parking & possession Smoothly.

please confirm the following, if anyone knows: -

1- when can we complete the registry formalities???
2- what is the circle rate for registry??
3- what is the last date for submmission the possession letter to site for finish the balance work in flat.
4- Kya abhi vahan par families shift hona shuru ho gaya hai ya nhi???

Hello All,

All of us are in the same boat where SRS has promised a penalty of Rs 5 per sq ft post the 6 month grace period but now they are denying it. I spoke to SRS personal on the same twice but no luck. I feel that we need to knock the doors of the court to get the penalty amount, which for all of us is over Rs 60,000 and for that let's first connect with each other this weekend. How about meeting on 17 or 18 May, 2014 and then taking the matter forward?
