I am holding a unit in Park Floor II, Sec-76. just want to know whats the current status of this project and is there any appreciation in it?

Hi Anshul,

It depends on when you had booked and at what psf rate.

But as far as I know, there are nearly no resale transactions happening for Sec 76 Park Floors-II.

Now that finance approval and bank loan disbursement has started, perhaps there might be a chance of some appreciation as atleast now new buyers will be able to secure bank loan for the purchase.

BTW I too hold a unit in this project and am really Happy to see you join the forum.
Upon my request, Jayanta had created a section/page for BPTP Park Floors customers/flat owners but for a long time no one joined or posted any comment.

Hi Anoop,

I have booked the flat in Aug 2008 and its more than 2 years now, but feels as I have made a wrong decision.
There are lots of projects with same size and location providing flats at much cheaper rates.

Neither one can live there before 2-3 years and also no resale possible before 2 yrs.

Good to see you in this forum, as I have someone to track the project details now :)

Hi Anshul,

Coincidentally, I too booked the unit in Aug' 2008. What are you doing for the remainder of the payment to BPTP?
Are you on a loan or bearing the payments on your own.

By now I have run out of money (as no loans were getting disbursed) to pay to BPTP.

But recently, I have confirmations that the loan is being disbursed by HDFC as well as PNB.
This implies that the pending HUDA approvals have been secured by BPTP.
I have got the loan sanctioned now.

But I agree to your observation that BPTP is taking close to 90% of the entire payment citing the construction progress that has indeed been completed right upto the 3rd floor for most towers. But still, you cannot move in there yet. What a pity and shame for a builder of this size. I booked with BPTP thinking that its the biggest builder in the Neharpar area and would not default, but was wrong to assume so.

I also do not understand why the builder is continuing the construction when the basic infrastructure like electricity, water, sewerage, sector roads etc is not in place.

I have been closely following the harrasment that the RPS Savana flat owners have been going through and see that the story is same/similar for all builders in the Neharpar area.

A bad choice indeed on my part.

Hi Anoop,

I got my loan approved by Axis Bank.
All the required documents from Bank has been submitted to BPTP around 3 weeks back, but BPTP has not provided the Tripartite to Bank.
So Bank is just unable to disburse the Loan amount.

I want to buy a flat in Noida, but can't. I even tried to sale the BPTP flat on the same price on which I bought it, but no buyer at all.


I can't see any future for Nehar-Par before 5 years.

Park Floor II : Final Super area and EDC/IDC

Hi all,

After reading so many posts on super area and EDC/IDC, I wish to initiate a discussion on the following and get comments from flat owners in Park Floor II:

1. What is the final super area for G+3, 3 BHK flats in Park floor II ? At the time of booking it was 1414 Sq Ft. Has there been any changes in it?
2. Have any one heard from BPTP about the increase in EDC/IDC for PArk Floor II project?
3. Built up flat plan is totally different from what was booked 3 years back. Do any one have a copy of latest flat plan?

I have also recieved increased EDC charge letter.
There is also no calculation there that n what basis they have increased it.
I think we need to go to BPTP office collectively with atleast 10 members & discuss there.

I had a booked a flat in PFII. I have not received any letter from BPTP, but I am sure that its on its way.
Satya, have you received the letter for PFI or PFII.
