RPS said that at the time of possession for each tower, they along with customers will take a fair decision on the penalty and will adjust the amount if any in the final installment.

Even though the buyer’s agreement says 3 years, as per RPS there was a delay in approval or clearance of map from govt authorities for which they are not responsible. So practically, penalty clause will be applicable from around Oct 2010. But I am only assuming, there is no clarity on this as of now.

Construction pace is very slow......... sice last 1 year they have completed internal plaster upto 10th floor. Now miles to go.......... RPS is working on T-4 Blue beach as lots of unsold flats are there so RPS want to sell them by saying that the will give possession early and buyers only needs to pay 10% and rest after possession.

As you know the last demand raised for T-8 for completion of internal plaster for last floor was in Dec-2009, and now after 1 year flooring is not complete yet. that means the pace of work is very very slow. As all we know flooring can be done in multiple floors.

Similarly for T-7 Internal Plaster is not complete yet, they are doing on 11th floor. Please note that the last floor Slab was laid during Nov 2009. and now after 14months they have not completed the internal plaster.

If this will be the pace then I doubt RPS will able to deliver by end 2012.

THE MOTIVE OF RPS IS NOT GOOD. LETS FIGHT WITH THE BUILDER AS OUR HARD EARNED MONEY IS ON STAKE.
