RPS Group starts possession of SAVANA with illegal demands

Hi Guys,

I had a talk with RPS Group today and the following are the updates on Savana possession.

Registration charges : BSP+CarParking+PLC= 5% of the total cost, approx 2200 PSF X 5% is the registration

Increase in total area for Tower T-8, Approx 40 Sqft hence the additional charges of 1700 X 40 will be coming

140 RS PSQFT for Fire fighting and other charges = total 1303+40=(1343X140) extra

Penalties to be paid to RPS by the buyer- in actals with 18% interest

Penalties by builder : 5 Rs PSQFT for 1303 for approx 3 years, because the possession was support to offer by 2010, the month yet to be clarified.

This is the situation and all people part of SAVANA project especially in the possession offering towers needs to evaluate things in place and further need to plan this accordingly. As per the builder with in this week will reach the letters with calculation details.

Please share the RWA details as well and let us be active for our rights and interest to be protected.

Thanks a lot Martin,

Three questions

1) All above charges are additional to the last installament to be paid according to Construction linked plan RIght ?

2) Panalities paid to Builder is 18 Percent of what and is it annual or monthly ?

3) 5 Rs per square feet to be paid by builder to customer is per month or ?

Thanks Martin, for share important information regarding Possession Offered.
I confirmed here "It is in Faridabad addition of Delhi Times on 28 july HT english paper RPS Savana add" on 1 &2 page with key picture & photograph of the area between T6 & T5, T8 and T3 (Paper lay in my Home)

Hi Martin,

Do you know if increase in super area will be charged at the original price of booking or RPS has fixed some new base rate for this? You have mentioned Rs1700. Is it the BSP at which you had purchased?

1.88 lacs for Fire Fighting and charges of a flat seems to be quite an exorbitant amount....

You are right. It should be around Rs.30-50 PSF as other builder generally charge. Other people who have got possession for PURI Pranayam, BPTP Grendura, OMAXE Heights & SRS can let us know what they paid to builder for same thing.

Anyways first time saw so many Smileys on savana forum. :)

Hi,

A Simple calculation to check if the rates 140/- psf is justified by RPS.

there are around 2300 flats in SAVANA ranging from 1250 to 2300 sqft and the Average is 1500 sqft.

so total 2300 X 1500 = 34,50,000 sqft

FCC @ 140 per sft

so total revenue collected by RPS = 34,50,000 x 140 = 48,30,00,000 which is 48.3 CR which is really high.

AS far as i know RPS had to charge ECC and FFC on pro rata basis. I am sure there are some other charges as well and we can only come to know when they give the possession letter. Though I don't have much hope that there will be any transparency that the the break down of Rs 140 will be provided.

Hi All,

The information which i had passed on is based on the discussion with the CS person. Also these details will be provided along with the possession notice which they are going to release by end of this week. Then we can ask for clarifications as well.

I my though process, we need to find the information of extra space - from the regulatory - and somebody in the forum said we can get it through RTI, which we need to file now at the earliest.

The 18% interest towards builder is PA

5 RS is per Sqft Per month.

Revised size will be applicable for all calculations that is what the assumption. need to wait for the letter further.

Also the size increase would be applicable as of now for those towers which they are providing possession, i guess, because to avoid more legalities.

Now, we need legal advise, and in total for a 1303 size flat will cost you another 6 lakh RS for possession including all.

Finally the possession letters are out for T-5 and T8 following is details of Charges for 1303 sqft 2+1 BHK

1) Supear area now increased to 1339 sqft from 1303 so you need to pay for 36 sft your booking rate

2) Last 5% of the payment + additional Charges such as parking etc as per your BBA

3) Registration charges 3% ( Female) 4% ( both) 5% ( Male) of your Booking amount + Carparking if original allotte else circle rate Rs 4000/-

4) FFC 127 for 1339 Sqft

5) Meter Charges Rs. 20000/-

6) Electricity Consumption Security Deposit = 6000

7) Prepaid Meter Card deposit = 50000 ( Your Maintenance will gets debited from this prepaid card on daily basis)

8) Interest if any payble

9) Admin Charges 16,854 including Service Tax

** No mention of Delay payments
