Thank you Naveen for this wonderful information.

Now RPS has to pay 19 crore to get its licence renewed???? Satday I called RPS site and surprise to Find the following information.

Q: You are supposte to start giving possession by dec 12 have you started giving possession:

Ans: ( Vikkash) : yes sir we are in process of giving possession for 6 towers and leter will be sent in one week time

96.71 crores pending in EDC and EEDC.
NOC from Ministry of Environment and Forests not submitted
Status of Construction and Allotment of EWS not submitted
Letter to DHBVN for Requirement of Final Load not submitted
Bank guarantees for EDC not revalidated
Points number 24, 26, 27 and 28 of Haryana Development and Regulation of Urban Area Rules, 1976 not fulfilled

What is the total EDC and EEDC amount due From RPS? How much they have paid?
97 crore is not a small amount, I have doubt if RPS can able to Pay 97 Crore??

Excerpt from letter to RPS from TCP

"After scrutinizing your application, it has been noticed that an amount of
Rs. 4315.42 lacs on account of External Development Charges and an amount of Rs.
5356.29 lacs on account of enhanced EDC is outstanding as on 14.09.2012 against the
said licenses therefore you are required :-
1. To submit Bank guarantee equivalent to 25% of the total outstanding amount of
EDC I enhanced EDC which comes to Rs. 1967.93 lacs. The bank: guarantee
should be alid for a period of 15 months. This bank guarantee shall not be
released in parts. The entire bank guarantee shall be released in"one go after receipt
of outstanding amount of EDC.

That means RPS has not deposited a single rupees on account of EDC/EEDC.

Possibly it might be interesting to compare the results with previous RTI reply received in Nov 2011 on same subject

The money collected in name of EEDC continues to fill greed of builder, and apparantly they feel the piled up interest can safely be passed onto apartment buyers at later stage without any resistance.


'Patience Testing ' in progress !!!!

Recently sent a mail to RPS to seek possession update, They are awaiting clearance from authorities...
how can they expect clearance, without paying dues, no construction progress, unless there is some god power leading them to complete required towers. Only focus have been T8, and no progress on remaining towers for several months.


Dear Madam,

This is with reference to your e-mail dated 12/01/2013.

As regards construction activities, the same are in progress at all the towers and are in advanced stage in many of them. Development work on external services is also in full swing.

It is agreed that project development is taking time due to certain force majure circumstances however we are taking all necessary steps to complete construction and offer possession as expeditiously as possible.

We will be intimating about offer of possession upon receipt of required clearance from competent authority with regard to occupation certificate.

Considering 2012 December has also passed, and the story has remained same, Shall we now assume new deadline to be December 2013 as was the case earlier with new timeline announcement for delays in for Dec 2010 & December 2011, Or are there any concrete updates available from RPS management.

It seems RPS wants to cover itself by terming the circumstances as 'force majure' to avoid penalty clause.... most hopeless builder in Greater Faridabad.

I remember RPS management saying during meeting in March'12 that 'this time the possession schedule(mentioned on website) will be honoured as it has come from the highest position in our company - The Chairman himself'. Now we know that any word from RPS -- be it from anyone -does not have any value.

There is no firm commitment on possession once again. To some people they say June'13 whereas to others its Diwali-13.

As per the reply received from RPS office the possession of T1 and T2 will take another 2 years and definitely not before one year from now.
