Possession letter for Victoria tower

Hi All,

I have received possession letter for Victoria tower. No surprise they have again increased super area from 1557 to 1562 (this time I am lucky that they have increased only 5 sq ft). Additional meter charges are 36650; they have charged same from other 3 Bedroom owners. Surprisingly they have added approx Rs 15410 as terrace cost. I called up customer care and they said you can use this area for party/function etc and this is specifically for Victoria Tower.
I heard that they have added podium charges for other towers but since Victoria tower do not have any podium they have charged for terrace cost.
In addition they have not done any adjustment for late possession penalty.
I would like to connect to other people who own a flat in Victoria or other towers where possession has been offered. My contact number is 9871118571. Please call me so that we can deal with Omaxe collectively and make sure we do not pay anything extra.

Hi Vijay,

Omaxe do not show the penalty adjustment in the offer letter, but once you go to office for payment and ask for penalty adjustment, the excutive will tell you how much is penalty your are eligible and how much you pay after penalty adjustment.

Looks like Omaxe want to extract money from all customers in name of Podium or Terrace.

Any details of penalty payment given by them. like from which date and what rate.

I went to Omaxe office yesterday and they adjusted the late payment panelty amount in the final demand but the adjustment was done for 1475 sq ft and not 1562 sq ft. I heard that they have done same for other flats as well so did not argument much on that. They were not ready to listen on Terrace cost and said you have to pay for that (they will fond some way to get additional money from customer in one way or other).

Last thing the registry will not be done on immediate basis for this tower as per Omaxe representative and they said they can hand over the key based on a affidavit.

You also need to get credit for increased EDC that is Rs 24.69 x 1475

Yes, they adjusted interest part for EDC @ 24.69 (approx) Rs PSF.

yes, the penalty is calculated on 1475 sq.ft. & not on the actual area which one is mentioned on final payment demand note.......although their excuses were not convincing , but we have no other options, except to bow our head.

OMAXE people are not ready to listen any point raised by the costumer according to them what ever mentioned in the final payment demand note..........is final.

Even after making the final payment according to their ( OMAXE ) calculations, the payment receipt shows it as RECEIVED PART PAYMENT......???? :S :O

Terrace cost is applicable to all it's either victoria or oskar or Millenium or any XYZ tower.

Registry of 3BHK is yet to be started , even the 1st 3 towers which were offered possession 3 / 4 months back.......Marks / Genex / century are still unregistered.

If you want to take possession you have to give them a affidavit then after 25 days or so you will get your flat keys.

Over all it was a bad experience dealing with OMAXE people.......!!!!!!!
