Hi,

Today I visited the Omaxe Spla Village site, construnction is on full swing after a long wait. The progress of the project is satisfactory but the only concern is external infrastructure. Tigaon Road is the only connectivity to sector-78 that is also in bad condition.

Hi! recently i visitied OSV and found the area definitely less than 11 acers with no space of green park as shown in brousher. Over all project appears good.

Hi, friends.....
Yesterday I visited... Omaxe Spa Village,
sector 78 Faridabad......plz note.....

1.) Quality of plaster is very poor, sand is coming out, as ratio of cement is not proper.
if u will rub hands on the plaster, it will come out completely u can make hole in plaster with hands.

2.) Curing of plaster is very important, which is not done.

3.) They have used unbranded vitrified tiles & bathroom tiles..."BAHUT GHATIYA"....!!!

4.) Door frames wood is very poor..............

sab kuch ghatiya....maine to nahi rehna aise flat mein......!!!

Go & check.......

I have clicked few pics during my past visit. I am sharing these. I echo Deepak's views on quality. Its pathetic.
I climber right upto 7th floor. In most of the apartments, plaster came off, cracks in walls, looked as if there was no distemper rather white was used (talking about the pleasing shades mentioned in the sale documents), floor tiles are very thin, doors are hollow. In one case, handle was missing and I could see hole of 3 inches in diameter, door frames are made of worst possible wood, bath fittings are of pathetic quality. :@

Can we as buyer not ask Omaxe to provide us the details of the cost.

This is what it would look from outside... but the inner quality like bricks, plasters, electrical wiring etc. are all pathetically poor...

We should raise this point during our proposed visit to Omaxe office on 30th June.

SRS and OMAXE are spoiling their names by making apartments in sub standard category. Both the builders are in race for cutting construction cost. But it is good that atleast on this front other builders are not joining with these two. That is the reason why there are good quality builders also in Neharpar. Can everyone share their experince of good quality builders.

Hi all,
I visited the Spa Village last week and was fairly surprised at the progress both inside the complex and in Naharpar in general.
From what I heard, a couple of towers - Castle B and Castle D - are likely to be handed over by mid-2013.
The painting and tiling work looks set to start. Also, I got the first call from a property agent asking how much I was expecting for my flat. He was quoting some 2,600 per square feet, I told him to alert me when it is 3,000 though I don't plan to sell :-)
The work on roads is also promising, even though it is still the initial stage. For the first time, I could get the sense of how things are likely to be in the coming years - and am fairly positive about it.
I think the wheels are finally beginning to turn and the picture will be a lot different in 6 months time. I'm not saying the place will be developed so fast, but am sure we will be breathing a lot easier by then.
I can't talk about the quality of construction though, since I'm not an expert on that.
Any other input from anyone is welcome.

After GFWA protest,
Me and Ashutosh visited SPA site.
We went around the project, climbed up to 7th floor in Aspen and Castle D, and visited sample luxury flat.
Observations:
Boundary wall is completed,
Commercial space is ready and currently being used to stack up tiles and other stuff. This comm space will be handy in providing daily use stuff within the society.
Primary coat of internal distemper is done,
Doors, window frames and glass enclosure are not there at the moment,
In half of the flats, flooring is not complete. Master bedroom wooden flooring will be completed in the end
Bathroom fittings, kitchen and other electrical fittings will take some time.

Good part:
Bathroom fittings are Jaquare and Hindware and are of decent quality.

Bad part:
Door frames are made up of worst possible wood with cracks, doors are extremely flimsy. The moment we move in,we will have to replace at least main door with better lock.

Time:
It will take at least a year. Omaxe SPA/ONH license is valid till October 2013 and I hope by then Omaxe will try and handover the project.

On my inquiry with Omaxe, I received this response couple of days back:

All Omaxe Spa Village Friends,

The latest seems to be that ASPEN possession is now projected for April'2015. Omaxe commitment has no meaning and looks like a moving goal post. I am planning an onsite meeting with Senior Omaxe representative to that we can get concrete information. I am already touch with 4 owners friends, who are ready to join me but would appreciate if more people can join in.

I call upon all of you to join in to put pressure on Omaxe. Most likely meeting date would be in 3rd or 4th week of February, if you or your representative can join us that would be great.
