Sir i have booked one flat in High rise building at era divine court (resale). i am ready to pay 255 of the total cost which was mutually agreed between seller and buyer.

I want to know from you what are the documents i should ask from the builder?

Please be more specific about your query. You said that you have already booked (resale). Have you paid any amount till now?

Hello Dr. Naveen, you should ask from builder:

1. Licence for the said project (High rise buildings)
2. Approved site and layout plan with stamp from Director, Town and Country Planning, haryana
3. Other documents as required for resale

I have bought this from a person who has paid only the booking amount, actually a broker is transfering his booked flat to me at a mutually agreed price.rest of the money i have to pay to the builder.I hope now it is clear.

Do get the account statement and NOC from the builder in addition to the documents mentioned by dheerajjain.

well, i think you should be very careful before investing in new faridabad now. I dont know whether it is worthwhile to invest with Era group too when so much of downside is going on there in NFBD.
Should we trust the builders?

Sir, All who have invested their hard earned money in Greater Faridabad have some hope. To own a house of their own is a dream of all and what better to have it in NCR . This website and this forum itself shows the hope of so many people, If all of us think negative then we cannot do anything in any field of life.we should think positive and not be pesemist.

Dears,

Everyday we are hearing some news about the builders are available in Faridabad. Now it is really difficult to trust any builder.

Can anybody suggest, if it is worth investing in ERA group?

I don't know much about this group. Will i get my flat if i buy from them? Please advice, if you have any information about this group.

hi amit...welcome to era group...i had booked my flat in march 2006 in prelaunch scheme with era.. & till now i m not sure when i will get my flat ..not at least in this year..may be in 2012 if era will start work now..so now by this you can judge whether you should invest in era...

Dear Amit,

You have not specified Era Divine Floors/ multistory Apartment etc.
I wanted to purchase in ERA but two things have made me go elsewhere:

1) Era is digging foundation of a multistory beside its Era Floors, and this will take at least 3-4 years to become ready. So even of the floors are partly ready, the environment will be bad as for 4 years pollution/ uncivilised labour folk transport/ stay/ travel will continue in the same area - are you ready for this?
2) FOr the past 6 months no appreciable developments have taken place in Era Divine Floors - you can go and see for yourself. Part of divine floors already is looking like ruins

Yes I visited the site last week and found that the construction of basement was going on. I feel that the progress is good compared to other builders. And many workers were actively working.


All the walls of my apartment were completed within a month after the casting of the roof. Hence, I feel that we will get the possession before MArch 2012 or may be December 2010.

I received "Buyers Agreement" from M/s Era Landmarks for my flat in Era Divine Court High Rise. The agreement is silent on following charges which are advertised by M/s ERA in their price list -

1. Power Backup Installation Charges : 1KVA included in price (Additional K.V.A will charge @ Rs. 20000/- per K.V.A)
2. External Electrification Charges & Fire Fighting Charges : Included in price

I tried to discuss this matter with Mr. Priyank of Era Landmark, who initially tried to contest my points. After lot of arguments, he advised me to talk to Mr. Vivek Gupta who was not available for discussions. The matter is still under dispute.

All the flat owners are advised to check their "Buyers Agreement" and see whether all the "free stuff" is elaborated in the agreement in details.
