Can somebody from you give the number of units in Era high rise project still unsold, i think Mr Sunil tinani of Flatdeals.com can give some insider information.

Hi Naveen,

Though I'm no Era insider, I know that the company has stopped bookings claiming all the units are sold. However, this is a standard tactic -- the company likely has units that it wants to sell at a higher rate. I expect the company to hike the rate to 2750+/sft shortly. Resale 2 BHK units are available for around 2250-2300.

We should collectively raise the question of slow work @ the site and ask for the target,s set by the company for completion of the project .The pace @ which the work is progressing ,i think we will have to wait at least 5 yrs from now, and the builder is not going to pay the monthly penalty also, as they are doing for the era divine floors allotees.

180/250sq.yrd. people are going to consumer court for the monthly payment for delayed possesion, because company has denied monthly payment.We should support them at all cost. Visit commonfloor.com and register yourself and join that community too.

I booked in Era tower A, APP NO A1001 1 year back. Sice last 6 month i did not get any demand notice.
Does anybody have 2 BHK in Era sec 76 faridabad high rise in tower A.

Very few labor were working at the site . I think their focus is to deliver 180/250sq.ft floor once the work on these is finished then only we can see the fast development of this project.

yes absolutely correct. I know for a fact that 2 of Era's production firms have already started handing over the low rise units to the marketing department. All the low rise floors will be handed over in the next 15 months. Now is a great opportunity to buy these floors, esp the 180 sy floors which are available under 30 lakhs.

I think that all investors in High rise know ,that the low rise flat owners have got demand for the extra EDC (as per DTCP circular). So one of the Low rise owner Mr Binod Kumar has calculated the total EDC and extra EDC of the era divine court , I think this should be usefull for all of us so that we can protest if Era landmark thinks to loot us in name of DTCP.Hence i am sharing the calculations .Also is enclosed the DTCP /HUDA notification for the raised EDC

EDC Calculation
Here is EDC Calculation {assuming all the amount taken or would be asked from us is EDC only, Mr Neeraj Kulshrestha (Era Landmarks Ltd) had told that all the amount is for EDC only, No IDC}

(A) Total Land : 26.619 Acre (Era Divine Court)
(B) Rate for Group Housing @ Rs. 232.84 lac per acre (as per DTCP Notification)

AxB= Rs. 61.97 crore; EDC to be paid to Govt. by Era Landmarks Ltd.

(i) Total No. of Low Rise Flats (250 Yard) : 272 x area 1225 sqft per flat=333200 sqft
Total No. of Low Rise Flats (180 yard) : 584 x area 890 sqft per flat= 519760 sqft

Total Area of Low Rise Flats =852260 sq ft (250 yard+180 yard flats)
Rate at which EDC taken earlier is Rs. 180

Total EDC : 852260x180= Rs. 15,34,06800 (15.34 crore) (already taken from us)

(ii) Total No of High Rise Flats in tower A1&A2 : 352 x area 1005 sqft per flat=353760 sqft
Total No of High Rise Flats in tower B1&B2 : 352 x area 1305 sqft per flat=459360 sqft
Total No of High Rise Flats in tower C : 110 x area 1625 sqft per flat= 178750 sqft
Total No of High Rise Flats in tower D1&D2 : 220 x area1850 sqft per flat= 407000 sqft

Total Area of High Rise Flats= 1398870 sqft (adding area of all towers),
Rate at which EDC taken earlier is Rs. 180

Total EDC : 1398870x180 = Rs. 25,17,96,600 (25.17 crore), already collected

Total EDC collected for Low Rise and High Floors= Rs. 40,52,03,400 (40.52 crore)

Remaining EDC to be given to Govt. : Rs. 61.97 crore- Rs. 40.52 crore = Rs. 21.45 (rounded) crore

Eral Landmarks is asking now EDC @ 155 psft, Total area of flats (Low and High Rise) is =2251130 sqft. Multiply total area with Rs. 155

Total Demand by Era for enhanced EDC now is Rs. 34,89,25,150/- (35.89 crore)

Remaining EDC to given (21.45 crore) - Total Extra Demand (35 crore) = Rs. 14.44 Crore

Era Landmarks Need to Pay to Govt. 21. 45 crore (after enhanced EDC) and asking 35.89 crore, Hence Extra demand from us - Total of Rs. 14.44 (rounded) crore extra

If we pay @ Rs. 100 pq sqft, total Rs. will come to = Rs. 225113000 (22.51 crore), means we are being asked to pay than 55 psqt more than needed.

Conclusion : Total EDC (enhanced after govt. notification) should not be more than Rs. 100 sqft.
(Note : This calculation does not include EWS Fltas, Schools, Nursery, Dispensary, creche, club etc. If we take into account surface area of all these rate will be much less)

I will have to hunt the question. But i want to share the Letter to be written to the builder in case they are demanding the Extra EDC and possesion seems to be far.Since a Legal Petition is pending in Punjab and Haryana High court to protest increased EDC charges
