Anyone like any idea of Pratham project of Puri ? I am looking to invest there..anybody can help me in that ?

Anyone has update about the status of Puri Pratham ? I have a unit there , but couldn't visit the site as I am not in NCR.

Are you an investor? Puri Pratham is really a fine project and Puri is soon becoming a brand name like DLF. You are holding a great investment.

Hello e/body,
U/s is a new member -joint owner - of a plot at parklands. Supposed to get plot in phase 1 ( as applied in Sep.2005 & their initial receipts &
mail letters detailed phase 1 - future projects-I only ) wheras alloted on Phase 3. Offer of Possession rletter ecd. recently after 3.9 yrs.with a
huge demand. Also like to point out comparing Puri Prtaham to DLF in the mail below:
DLF is the worst builder / service provider u/s had seen in my 18 years of experience as a Govt. Appd. Valuer (total experience after Engg.
is 26 years) for most of the banks & fin. institutions.For any details about any builder ( most of them have been valued by u/s since applying
for CLU/arranging bank guarantees etc. etc.)- PKNagpal- Chartered Engineer (India) & Govt. Appd. Valuer( Civil & Mech. engr.both)

Hi Friends

As per discussion with Puri guys , the total Enhanced EDC for Pratham project comes out as 208 per sq.feet. They are demanding it in two installments , 163 with completion of casting of Ist floor slab and remaining 45 in next demand.

I remember , people here on this forum have shared some excel sheets to calculate the EDC for any particular project.

Request you all to share the details on the same.

Hi Munish,

I also have a booking in Puri - Pratham. Got a demand for Enhanced EDC (Rs 158 old + 208 new ) in 2 installments. I have paid the undisputed amount as per my agreement and sent a letetr to builder stating that there is an erroer in their Demand Letter, please correct or share the calculation.
I do not have any xls sheet as of now, since the last date of payment is over, i have put an RTI to Accounts officer, Finance, Panchkula, HUDA.
Also the Puri guys have sent me the HUDA finance circluar but all the amounts is in Acres, so i do not know the calculation / conversion to sqft.

Once i get the reply i can share. Meanwhile do keep in touch,

I settled a flat (T7, 8th (top) floor) about 20 days back for 11.75 lakhs premium.(2035 booking)
