A real estate agent has informed me that T-8 has been completed and locked for handing over. Please confirm this from your sources. If true, then CONGRATS!
Work is going on in T-5 now.
The six towers that are proposed to be completed in first lot have been enclosed by a temporary boundary, from rest of the Savana project.

Thanks, I am told from other sources too that 4 BHK is asking for more than 2 and 3. That's weird!!!!

My friend was thinking of switching from 3+1 to 4+1 but seems unlikely.

No, you can best get between 1000-1100 sqft inside you main door.

for my 3BHK, I don't expect more than 1340 sqft for 1590 sqft.

or someone want to calculate from their flat plan for all room and balcony etc..

Call that real estate agent now and ask about the following:-

1) What is the licence status of RPS Savana?
2) Have they got OC?
3) Has RPS paid 97 crores in EDC to the authorities?
4) Has RPS got the MOEF clearance?
5) Has RPS applied for final load with the necessary ageny?
6) Status of EWS allotment?

Dude please do not believe what brokers say. RPS need time to clear dues, then get licence renewed and then apply for OC. It is still a "very" long time to go. :) :)

RPS does not have anything out of the list that mike mentioned, they will need time for everything at our cost and tell us some template emails and recording/radio/fm, and then some information from CEO desk. Everyone get the best wish emails on all events like festivals etc ?? :) any news on progress or possession??

If RPS will be able to give the possession, they will be jumping most and may declare on BBC itself. :)

For 1590 one will hardly get 1050-1100 as carpet area. Please take measurement tape, factors in balconies at 50%.

A nice scientific approach to a Practical issue but as I said reality bites.

I spoke with Ashish Malhotra at RPS after reading ur mail & as expected the BSP is 3500 from RPS side so what u c BSP at MAgicbricks, etc is mainly by Agents who r willing 2 resell or RPS Executives - indirectly...these sizes are still not completely sold out. so these PRICES are ONLY for FRESH BOOKINGS.

In NCR- 2 BHK property is always more in demand than large size properties (other than Studio Apartments). If u do 1 commercial deal, you'll understand why?.. Mind u between now & final possesion...Agents will start selling games even if they r earning just 50 rs/sq ft & the maximum cycles of Sales only happen with 2 BHK..hence it attains the re-sale price faster than any other size.

If one is an agent then your calculation is what is used to sell larger sizes of Flats but not in FRESH Bookings. But if one is smart than do a whole calculation..including add-ons & Loan Cost ..if it is over ur budget...

Resale price in Savana for 3 + 1 BHK upto 5th floor is Rs. 3000/- to Rs. 3100/- psf. For higher floors it is Rs. 2900/- psf.

Thanks for putting some sensible quote in this thread. This is exactly what I assumed or got offered in a few confirmed deals.

IF I am not wrong, RPS Savanna has maximum of 3+1 towers resulting in over availability which might be the reason for lower quote than 2 BHK and 4 BHK.

The agent phone no. 9910396298. Mine is on 11th floor. He has informed the buyer for Rs. 3000/- psf. as per my demand and he has been calling me. So dont come down on the price.

Dear Vermamm,

Please do not show any haste of selling to the dealer. Better if you can contact 3-4 RPS dealers to sell your property. You will see a race between dealers to offer you the high price. In my opinion you will easily get more than 3000/- psf for 6th floor.
